Nevada state law does not require a homeowner to carry
homeowner's insurance, but if your home is financed through a
bank or other financial institution then you may be forced to
carry homeowner's insurance as part of your mortgage agreement.

But even if you are not forced to carry homeowner's insurance
it really makes good financial sense that you would want to
insure what is probably your biggest asset – plus a homeowner's
policy also covers the possessions inside your home.

With a homeowner's policy your home and your possessions are
insured against many types of natural disasters (though it is
important to note which types of natural disasters are excluded,
such as flood and often wind damage) as well as being insured
against burglaries and injuries to others on your property.

One of the biggest mistakes many Nevada homeowners make is to
underinsure their homes. According to recent statistics, almost
25% of all Nevada homeowners do not carry enough homeowner's
insurance to replace their home and its contents if it were
destroyed.

With home prices higher overall today than they were just a few
years ago, it is important for homeowners to review their
policies and make certain that they are still covered for the
full replacement value of their home in today's market.

Of course, that brings us to the unpleasant part: the need to
find affordable homeowner's insurance.

There are several things you can do to help keep the cost of
your insurance as low as possible. Since fire is a big concern
for companies writing homeowners' policies, making your home
more fire safe, by installing fire and smoke detectors and at
least one fire extinguisher in the kitchen, can significantly
reduce your insurance costs.

Burglaries are another big factor in the price of your
homeowner's insurance, so anything you can do to make your home
less inviting to a burglar should result in a lower premium
payment.

Start by making sure every door to your home has a working
deadbolt as well as a standard lock. Make sure every window in
your home, including all upstairs windows, are lockable. Trim
all bushes around doors and windows to eliminate hiding places
for burglars while they do their work.

And, surprisingly, keeping your credit rating good is another
way to keep your insurance costs down; homeowners with good
credit are better insurance risks.

Once you have done those things it is time to get online and to
make comparisons of homeowner's policies and costs from one
company to another. There are several sites on the internet
designed to make such comparisons relatively quick and easy and
allow you to find the most affordable homeowner's insurance in
Nevada. By spending a few hours one day making comparisons, you
can possibly save yourself and your family hundreds of dollars
each and every year in insurance premiums.

================== ARTICLE START ==================
Do you encounter problems hitting high notes confidently when
you are singing instead of straining your voice? Do you
experience uncomfortable soreness in your throat the next
morning after a singing session? Do you know that constant
exposure to these common singing problems can very well damage
your vocal cords and sometimes permanently, putting your singing
career in jeopardy?

The causes of these problems could be that you have developed
incorrect singing techniques and habits that could destroy your
voice. You have to take responsibility for all that is happening
instead of merely giving excuses such as the food you have eaten
or the smoky environment where you sing are the causes although
these factors do actually to a certain degree influence your
singing voice.

What I am saying is that to take full responsibility for your
own voice training and in order to do that, you must find a good
singing teacher to facilitate that training.

Let me ask you a question. Can you read "Learn How To Swim For
Dummies" a million times, but have never stepped into a swimming
pool to practice the strokes and voila, you can suddenly swim?

Just like swimming or riding a bicycle, there are many muscles
that support the singing voice and incorrect use of them will
make your singing suffer. Therefore you must train your singing
muscles correctly so that next time, when you sing, good singing
muscle support will come habitually, just like muscle memory
while riding a bicycle or when you are swimming.

So the first thing you ought to do is to find a good singing
teacher. Some of you will be asking at this juncture that how
would I know if you are not having a good singing teacher right
now. Well, my short answer would be, if that is the case, why is
it that you are having the problems uncorrected in the first
place? These singing problems would already have been addressed
right now by your own singing teacher, isn't it?

Okay, I have good and bad news for you. First the bad news is
that anyone can just call himself a singing teacher and start
charging for singing lessons regardless of whether they know
what they are doing or not. Since the American Idol series
begun, "singing teachers" have sprung up everywhere.

Then again, how do you know if the singing teacher you are
choosing is a competent one? This may come as a shocker to you
because even if someone gets a singing teacher's degree from a
university, they still may not know what they are doing. I had
lessons from a university trained singing teacher that almost
destroyed my voice.

So, how do you ascertain that your singing teacher is
competent? Well, there is only one way to find out. You have to
try their singing lessons for yourself or get a reliable
referral from someone who has tried the singing lessons and
achieved great results.

The good news is that we live in a free country where you can
shop around until you find a singing teacher who delivers the
results you want. However it can get quite expensive because
good singing teachers don't come cheap and each time you go to a
new singing teacher while in your quest of finding a good one,
you will have to pay for your lessons, whether or not the
lessons are effective.

Now, here is an obvious tip - Don't ever pay for a second bad
lesson! Keep on looking until you find a teacher who can hand
you real positive results.

Now, wouldn't it be nice if you could have "sample" lessons
before putting your money on the table? What if singing teachers
aren't so secretive and self-preserving that they would let you
"try out before you buy?"

Well, there are a few very competent teachers who are very
confident in what they do that they guarantee their lessons from
the first lesson. If you go in for a singing lesson and don't
see some positive results or simply just don't like their
teaching style, they will not charge you--not even for that
first lesson. How does that sound?

These are the teachers you should be looking for because if
they dare to give such guarantees, then they must be good
singing teachers. You can find some of these teachers in the
internet.

Now there is a little problem though. Some of these teachers
may not be from where you are living. So you may not have access
to them.

Well, there is a solution to this problem. Why not look for CD
programs by these established singing teachers where you can
have your teacher coaching you in the comfort of your own home.
You will save a lot of time and money from transportation to
paying hourly fees and yet you get first class coaching.

Now that you know how to find a good singing teacher, go and
get their lessons and watch your singing career soar to new
heights.

================== ARTICLE START ==================
Since the beginning of human history, speculation about the end
of the world has fascinated mankind. Myths and stories about the
end of the earth exist in almost every religion and culture ever
known. And yet, somehow, men seem unsatisfied with the answers
they receive. They turn to Nostradamus, Edgar Cayce, or ancient
Hindu writings hoping to uncover some modicum of truth that will
satisfy their innate desire to know something about the future
and the ultimate fate of the world.

Never has mankind's fascination with the end been more
prevalent than it is today. Fears of global warming saturate the
news media. Worry over a nuclear holocaust persists into its
sixth decade. And storylines of asteroids, comets, aliens, or
bio-engineered super-diseases wiping out all planetary life
continue to dominate the themes of many Hollywood blockbusters.
Throughout the world, people are plagued with the same recurring
questions. Will the human race become extinct? Will nuclear war
or global warming destroy the biosphere? Will the world as we
know it continue to exist?

The answer to these questions and many others concerning the
end of the world are not found in the writings of Nostradamus,
Edgar Cayce, or any other self-professed psychic. But they can
be found in the Bible, which has a track record of 100% accuracy
when it comes to future events.

What the Bible Says

According to the bible, the earth is eternal. So despite what
some people say, we shouldn't worry about the earth itself being
destroyed. However, throughout the ages, the nature of the earth
has changed, and it will change again in the near future.

The Book of Genesis teaches that God created the earth and
everything in it to be perfect. However, the nature of the earth
changed when Adam and Eve partook of the forbidden fruit in the
Garden of Eden. This act prompted God to place a curse on the
earth, and it radically transformed the nature of the earth
itself. Several centuries later, the human race had become so
corrupt that God decided to destroy it with a flood. However,
God spared Noah and his family, allowing them to repopulate the
earth of the present day.

Throughout these changes, the earth as a creation has remained
intact. But its nature has been radically altered twice. The
bible teaches that it will soon be altered third time, and this
time, the result will be far different from the previous ages.

The New World

Verses throughout the bible point to the creation of a new
earth. This shouldn't be viewed as an entirely new physical
creation by God. Rather it should be viewed as a highly
transformative process whereby the current earth is reshaped by
the hand of God to create a different world. The prophet Isaiah
described this process over two thousand years ago:

"Look! I am creating new heavens and a new earth – so wonderful
that no one will even think about the old ones anymore. Be glad;
rejoice forever in my creation! And look! I will create
Jerusalem as a place of happiness. Her people will be a source
of joy. I will rejoice in Jerusalem and delight in my people.
And the sound of weeping and crying will be heard no more."
Isaiah 65:17-19 (NLT)

The nature of the present earth will change dramatically. It
will be transformed from a place of sadness and weeping to a
place of intense happiness, where "the sound of weeping and
crying will be heard no more." The creation of this new earth is
also mentioned by Peter who encourages us to live our lives in
accordance with God's will. He encourages us to do so, because
he knows this present age will soon pass:

"And God has also commanded that the heavens and the earth will
be consumed by fire on the day of judgment, when ungodly people
will perish." 2 Peter 3:7 (NLT)

"But the day of the Lord will come as unexpectedly as a thief.
Then the heavens will pass away with a terrible noise, and
everything in them will disappear in fire, and the earth and
everything on it will be exposed to judgment." 2 Peter 3:10
(NLT)

"Since everything around us is going to melt away, what holy,
godly lives you should be living! You should look forward to
that day and hurry it along – the day when God will set the
heavens on fire and the elements will melt away in the flames.
But we are looking forward to the new heavens and the new earth
he has promised, a world where everyone is right with God." 2
Peter 3:11-13 (NLT)

From these passages, it is clear that God will one day use fire
to create a new earth from the present world. It will be
dramatically different from the one in which we live. But how
different? What will the new earth look like? The bible provides
us with a vivid illustration.

What Will the Future Earth Look Like?

The Book of Isaiah contains a wealth of information on the
nature, quality, and characteristics of the new earth. One of
the first references is found in Chapter 11:

"In that day, the wolf and the lamb will live together; the
leopard and the goat will be at peace. Calves and yearlings will
be safe among lions, and a little child will lead them all. The
cattle will graze among bears. Cubs and calves will lie down
together. And lions will eat grass as the livestock do. Babies
will crawl safely among poisonous snakes. Yes, a little child
will put its hand in a nest of deadly snakes and pull it out
unharmed. Nothing will hurt or destroy in all my holy mountain.
And as the waters fill the sea, so the earth will be filled with
people who know the Lord." Isaiah 11:6-9 (NLT)

God will finally lift the curse He placed on the earth
following the fall of man in the Garden of Eden. This curse
created a conflict between the animal kingdom and mankind with
many humans killing animals and many animals killing humans. But
on the new earth, "nothing will hurt or destroy." And the number
of people who know the Lord will be as endless as the waters in
the sea.

Isaiah continues his description in Chapter 65:

"No longer will babies die when only a few days old. No longer
will adults die before they have lived a full life. No longer
will people be considered old at one hundred! Only sinners will
die that young! In those days, people will live in the houses
they build and eat the fruit of their own vineyards. It will not
be like the past, when invaders took the houses and confiscated
the vineyards. For my people will live as long as trees and will
have time to enjoy their hard-won gains. They will not work in
vain, and their children will not be doomed to misfortune. For
they are people blessed by the Lord, and their children, too,
will be blessed. I will answer them before they even call to me.
While they are still talking to me about their needs, I will go
ahead and answer their prayers! The wolf and lamb will feed
together. The lion will eat straw like the ox. Poisonous snakes
will strike no more. In those days, no one will be hurt or
destroyed on my holy mountain. I, the Lord, have spoken!" Isaiah
65:20-25 (NLT)

Babies will not die, and the lifespan of the human race will be
extended well beyond current expectations. Life expectancy will
be so great that the death of a one hundred year old person will
be a notable tragedy. People will enjoy the fruits of their
labor without fear that someone will come and steal what they
have. The people of the new earth will be so close to God that
He will answer their prayers before they have even prayed them!
Animals who are natural enemies in our age will become friends
on the new earth, and all the animals of the earth will be
herbivores.

On the new earth, Jerusalem will be the center of the world. It
will be the dwelling place of the Lord, and people from every
nation will travel to Jerusalem to worship and to have their
disputes settled. War will no longer exist. Because of this,
armies and weapons will no longer exist. The Lord will settle
all disputes, and the people will devote the energy they
previously expended on war to prosperous living and worship of
the Lord. Peace and prosperity will be abundant, and there will
be nothing to fear.

Knowing what we now know about the new earth, who would not
want to live there? Unfortunately, the bible also tells us that
many will turn down their invitation to this blessed new world.
The only way to get there will be to place one's trust in the
Lord Jesus Christ, who will be the undisputed ruler of the new
earth.

When Will This Future World Arrive?

Because the new earth is the creation of Jesus Christ, it will
not arrive until after His Glorious Appearing. In the interim,
many politicians, idealists, and others will conjure their own
ideas of how to create such a world. But placing faith in any of
these people or their schemes will only lead to disappointment.

For the bible is clear that the new earth will only arrive when
God comes to physically dwell among His people:

"I heard a loud shout from the throne, saying, `Look, the home
of God is now among his people! He will live with them, and they
will be his people. God himself will be with them. He will
remove all of their sorrows, and there will be no more death or
sorrow or crying or pain. For the old world and its evils are
gone forever.'" Revelation 21:3-4 (NLT)

When God dwells among men, the earth will no longer harbor
death or sorrow or crying or pain. It will be a new world. The
old world will have come to an end - its evils gone forever.

Conclusion

Those who worry about the end of the world or live in fear of a
great worldwide catastrophe are not living their lives in
accordance with God. For God tells us to live boldly and without
fear of the things of this world:

"For God has not given us a spirit of fear and timidity, but of
power, love, and self-discipline." 2 Timothy 1:7 (NLT)

Don't worry about global warming or a nuclear holocaust. Don't
live in fear of a worldwide pandemic or asteroids or comets or
aliens or massive volcanoes. The Lord is in control of
everything, and He has already revealed what will happen to this
present age. He will usher in the end of the world and transform
the earth into his own dwelling place. Therefore, if we are to
have fear of anything, it should be the Lord Himself. The
prophet Isaiah agrees:

"Do not fear anything except the Lord Almighty. He alone is the
Holy One. If you fear him, you need fear nothing else." Isaiah
8:13 (NLT)
Jesus reminds His disciples of this command while teaching them
not to fear persecution:

"Don't be afraid of those who want to kill you. They can only
kill your body; they cannot touch your soul. Fear only God, who
can destroy both soul and body in hell." Matthew 10:28 (NLT)

In short, don't fear the end of this world. Celebrate it.
Christ is coming. And when He arrives, He will eliminate all the
evils of this world, including our fear and worry.

Utility bills can consume a very large portion of your
paycheck. Wouldn't it be nice if you could pay 25-50% less on
these bills? There's a number of ways you can. Don't worry you
won't find any low flow toilets on this list!

#1 Change your light bulbs - Compact florescent bulbs use about
25% the electricity of standard incandescent bulbs and will last
for years. They do not work with dimmer switches, but you can
swap out the majority of your light bulbs and save a significant
amount on lighting.

#2 Check your insulation – Go in your attic. Does your
insulation cover all the 2x4s? If not you don't have enough.
Having a well insulated house will save you a significant amount
on your heating and cooling bills and is well worth the cost.
It's also the kind of project the average home owner can do by
themselves.

#3 Add caulk and weather stripping – Is your house drafty? Look
at your doors, does light shine in? Feel around the edge of your
windows, do you feel a cold or hot breeze? You need to add caulk
and weather stripping. It'll save you money and help get rid of
those annoying hot and cold spots in your house.

#4 Fix leaking faucets – I'm sure you've heard even a small
drip in your sink can fill a swimming pool in a year. It can
also empty your bank account. Fixing this problem is usually as
simple as replacing a 50 cent washer.

#5 Use fans – By having a slight breeze you can usually turn
your AC up a degree or two and still be just as comfortable.
It's a whole lot cheaper to run the fan than to run the AC, so
use them.

#6 Turn the computer off – That 300 watt power supply in your
computer is still drawing power when you're not using it. Turn
your computer off when you're done with it. If that's too much
of a hassle, adjust the screen saver settings to put your
computer in sleep mode when it's idle. This is a low power mode
that will allow you to quickly resume your work where you left
off when you're ready to use the computer again.

#7 Switch to LED Christmas lights – You wouldn't think you're
Christmas lights draw that much power, but when you get enough
of those little lights, it really adds up fast. 25 watts per 50
bulb stand is standard and when you hook up 10 of those strands
you're looking at 250 watts, probably running 24/7. Christmas
lights that use LED bulbs use 80%-90% less electricity and still
look just as bright. Also, turn your lights off when you go to
bed.

#8 Get an LCD computer monitor – Are you still using an old
style CRT display for your computer? Switch to LCD, they consume
as little as 25% of the power of a CRT monitor of the same size.
You were looking for a good excuse to switch anyways.

#9 Swith to tankless water heater – It amazes me how few people
even know about the existence of tankless water heaters. These
water heaters do not store hot water, but rather heat it
instantly whenever it is needed. The consume a mind-boggling
amount of energy when in use, but it ends up being much cheaper
to consume a lot of power during the time you need hot water
than a little keeping it hot 24/7.

#10 Change your filters – So you change the filter on your
AC/Heating unit every spring and fall like you're suppose to?
Wrong! Most filters are only rated for 30 days. Filters are
cheap, so change them frequently. The efficiency gained in
heating/cooling your house will make well worth it.

#11 Install a programmable thermostat – These are fairly cheap
and easy to install. Why pay to cool your house while you're
gone to work? Do you really need it to be the same temperature
while you sleep as when you're awake? Programming it will allow
you to make these energy savings adjustments automatically every
day.

#12 Take (short) showers instead of baths – Try this one day.
Pull the plug on your tub and take a shower like you normally
do. When you're all done, look at the water level. It's probably
about a quarter of the way full. This is how much water, and
energy heating that water you save by taking a shower instead of
a bath. If you can shorten your shower, even better.

#13 Ditch the phone company – Remember those "We don't care,
we're the phone company" adds from Saturday Night Live in the
70's? Not so anymore. They now have competition from the cable
company, cell phone providers and internet phone companies. Shop
around and you can probably find a better deal. If you use cell
phones all the time, you may even be able to shut off your home
phone.

#14 Cancel extra TV channels – Do you pay $50-150 a month for
500 channels but end up just watching the networks? Cancel the
extra channels and save some cash. If there's one show you just
HAVE to have on one of these other stations, considering paying
to download that one show from iTunes or elsewhere instead.

#15 Have AC Maintenance – If your AC is struggling to keep up
in the summer, it might be a good idea to have some routine
maintenance done. Low Freon levels can significantly impair the
efficiency of your AC unit. So can grass clippings and other
debris.

#16 Clean that lent trap – Be sure to empty the lent trap on
your dryer after every load. If you are doing so and your
clothes are still damp, there's probably lent that has built up
in the exhaust hose and it may be time to replace or clean it.

#17 Have a free energy audit – Many power companies provide
energy audits free of charge. They can help you find
inefficiencies you may not be able to find on your own, and will
sometimes even provide you with free compact florescent bulbs.
Contact your power company to see if they offer this service.

#18 Get some shade – Blocking out direct sunlight can
significantly lower your cooling bills. Plant some trees that
will help shade your house and close the blinds on hot days.

#19 Water in the early morning – If you water your grass on a
regular basis do it in the early morning hours. By doing so you
reduce the amount of water that evaporates which means much more
gets to the grass. It's not recommended to water in the late
evening because having damp grass overnight provides a good
environment for parasites that can harm your grass.

#20 Change your shower heads – You can switch to a low flow
head without having to settle for a wimpy shower. Newer shower
heads available can generate just as high of pressure but use
less water. They do this by quickly pulsating between on and off
to deliver rapid high pressure bursts. These heads are only
about $20, have multiple settings you'll love and can save a lot
of water.

================== ARTICLE START ==================
If you look up "clinically proven process for depression" on
any search engine (be sure to include the quotes as this will
eliminate the medication sites) you will find the only
clinically proven process for depression just as you would have
ten years ago. The majority of people who suffer from this
debilitating disorder have been so programmed with the use of
medication for depression that a process that actually fixes the
problem at the source has been all but ignored since its
introduction into psychiatric care in 1990.

Depression is the primary symptom for almost all behavior
disorders. Go to a psychiatrist or psychologist with symptoms of
depression and you have just signed up for a prescription for an
anti depression medication, many of which are linked to suicide.
This is probably the most profound example of attacking the body
to try and change the mind. This is not to say that a
prescription to an antidepressant should never be done. It just
does not make any sense as a first step when there is a
clinically proven process for depression.

In May 2007, the U.S. Food and Drug Administration (FDA)
recommended a new warning label for all antidepressant
medications. The current "black box" label includes a warning
about the increased risk of suicidal thinking and behavior in
children and adolescents. The FDA wants to expand this warning
to include young adults from ages 18 to 24. Children and young
adults should also be monitored for the emergence of agitation,
irritability, and unusual changes in behavior, as these symptoms
can indicate the depression is getting worse. The risk of
suicide is particularly great during the first one to two months
of treatment. Does medication make any sense with this type of
warning especially when there is a clinically proven process for
depression that gets to the very root of the problem?

Everyone can agree that your health and well-being is dependent
on your doctor's expertise, so it's important to choose the
physician, psychologist or psychiatrist who is best qualified.
What does the best qualified mean in regard to your mental
health? In terms of the only clinically proven process for
depression it means beginning with an answer to the most
fundamental question about the state of depression or any
emotional state and that is: "What brings about an emotional
state and or behavior?" If your physician, psychologist or
psychiatrist cannot answer this question how qualified are they?
The answer is simple. If they cannot answer this question they
are guessing, this is why medication for depression is so widely
prescribed. The reality is there is not a physician,
psychologist or psychiatrist who can answer this question
because none of these groups even asks the question. You simply
cannot fix it if you do not know how it works and you do not
know how it works if you cannot answer the question.

There is complacency if not outright resistance within the
community of psychology toward this clinically proven process.
The first study of this process in 1992 has had virtually no
impact on how depression was treated then or now. The medical
and mental health communities have all but ignored it and
continue with dispersing medication with a seemingly high
tolerance if not acceptance toward people who commit suicide
while depressed or while on depression medication.

The most disturbing suicide statistics of late are the average
of eighteen military personnel who are committing suicide every
day as reported by NBC on December 13, 2007. NBC also reported
that 20% of active duty soldiers are reporting serious mental
health problems including depression and post traumatic stress.
All the while the medical and mental health communities are
content with not even posing the question that will lead to a
resolution to this problem and that is: "What brings about an
emotional state or what determines human behavior?"

Question 15 of the clinical study was: Do you have thoughts
that life is not worth living and you would be better off dead?
There was a 95.7 percent improvement in regard to this question
and no one was prescreened for depression before the study.

The hope here is that people who have a friend, relative, child
or know someone in the military who can be helped by the only
clinically proven process for depression will now take action on
their own.

================== ARTICLE START ==================
If you've ever been to the dog park and watched some owners
walk their dogs, it's hard to determine who is walking who. To
make your walk times enjoyable for both you, as the owner and
your dog, proper leash walking is imperative. And now you don't
have to just dream it.

It is possible to teach your dog to walk by your side with
enough slack in the leash to step over it. This is the ideal way
to walk your dog.

So how does an owner teach a dog how to walk on a leash
properly when it was not taught as a puppy? First the owner must
recognize that they taught the dog to walk them (and not the
other way around!). Many times this is inadvertently done by
pulling on the leash and keeping it tight with the dog walking
beside them. Anytime a dog feels pressure by reaching the end of
the leash, he is instinctively going to pull in an attempt to
relieve the pressure.

So yes, you did teach your dog to pull you!

In order to get your dog to obey now, you need to teach your
dog that walking beside you is pleasant and what you want him or
her to do. Constant slack in the leash is what you are after. A
tight leash on a dog is not pleasant for the dog and will result
in pulling. So praise your dog when he or she is walking with
the right amount of slack. And keep patient, it may take a
little while to retrain your dog.

Here are a few more tips on keeping your dog in line while
walking:

• Leash- Dog trainers all agree that the proper leash length
when training for a pleasant walk is six feet.

• Look- Get your dog to look at you during your walks. Rarely
can a walking/leash correction be made unless the dog is looking
at the owner. Looking at you lets him know you are still there
and are still "best friends." With smells, other animals and
noises especially, dogs are easily distracted. Get your dog to
look at you in order to make the correction (walking beside you
with slack in the leash).

In order to make the correction and get him to look at you, a
message has to be sent to him through the leash. Usually all
this requires is a quick and gentle flick of the wrist. If that
doesn't work, lure him to look/glance at you somehow without
pulling on the leash. Make sure when he even just glances at you
anytime during your walk, that you pat him on the back, draw him
towards you, and smile.

• Love- The owner is the one that dog wants to be closest too.
Always let him know you want him there by your side. Love him
constantly, whether on walks or at home.

So remember to not pull on your dog's leash while walking him.
Instead, re-train your pet to walk next to you with some slack
in the leash and your walks will become more enjoyable for the
both of you

Nowadays property auctions have become the more favorable
options for people who buy as well as sell their houses.
Property auctions can be done with any type of property like
vacant land plots, commercial property, etc, any location that
is for built as well as un-built spaces.

Property auctions are gaining in popularity because they
involve better deals and less formalities. Therefore, they are
considered to be the modern way of making transactions, as they
are less time-consuming and much easier when closing. Property
auctions involve a seller, the one who sells the property, a
lender to give money or loan it, and a buyer who is willing to
buy the property by borrowing money or by taking out a loan, if
he does not have the necessary financing. Other
sub-interventions also play an important role in the legal
proceedings of property auctions.

Here are some tips that you can refer to before rushing out and
buying any property from the property auctions:

1) Before venturing out for any property auctions, it is very
important to hire your own solicitor to finish legal
formalities.

2) When opting to buy a property from property auctions, it is
very important to know about your borrowing capacity, before you
start searching for the property. This will determine the price
range of the properties you should look into. Calculations must
also be done regarding your complete budget, which will give you
a clear picture of the repayments that you can afford. And
always set a maximum spending limit before getting into bidding.
It is advisable that one must not take the risk of
over-extending his financial capabilities.

3) Complete knowledge about borrowing capacity is essential and
the first step towards a targeted search for auctioned
properties. Through property auctions searches for those
properties that are comprised of all favorable factors like
prime location with ease of transportation, quality schools and
good shops and grocer in the vicinity. This will not only ensure
the inhabitant's convenience but also will enhance the property,
making it attractive for the future buyers, ensuring you more
money. Therefore, inspecting the property before you bid is very
important.

4) Once everything is finalized on any favorable property,
always ask for the copy of the contract of the sale from the
estate agent. Get the contract checked from your solicitor for
any irregularities.

5) While bidding for any property at auctions, always take care
that you are not carried away by emotions or you may end up
spending a fortune. Hiring a buyer's agent can be useful for
this, too. You need to note that there are no cooling periods
available for the properties bought under property auctions.
I.E. you bid; you win; it's yours. Done deal.

6) After the final bid, you will have to go through financial
approvals with your lender with the mortgage documents. It is
advisable to carefully go through these documents before signing
and returning them to your respective lender. See to it that you
consult your solicitor regarding this; this will ensure that all
the legal drafting is according to the rules.

Note that the date of settlement is considered to be that date
when you take on the legal ownership of the place. After you
have completed all the respective formalities, you will receive
the keys or authority of the place from the real estate agent
and then you will be free to move in, or rent it or even use it
for property development.

================== ARTICLE START ==================
A personal loan can be a vital part of a well executed
financial plan. You can use one to consolidate other debts, or
to pay for something that won't fit on your credit card - or
that will be cheaper with a personal loan than at exorbitant
credit card rates.

Of course, it makes sense to get the cheapest personal loan
that you can find. Here are five steps to finding and getting a
cheap personal loan for your needs.

1.Be strategic.

Maximise your chances of being accepted for a personal loan
without bunging up your credit with excess credit applications.
Before you start applying for loans, get hold of your credit
report or your credit score. Knowing where you stand on the
credit ladder will help you single out those personal loan
products that are aimed at your segment of the loan market.

2.Shop around both online and off to find the best loans.

Online, you can take advantage of price comparison sites to
check the details on many different personal loans at once. Use
the comparison sites as a starting point to help you sort things
out - then follow links back to the lending company's own web
site to do further research. Offline, check with your local high
street lenders to find out what terms and rates are being
offered.

3.Check with a trusted lender.

If you already have done business with a lender, or are doing
business with a bank or building society, check in with them to
see what they can offer you. In many cases, people with dodgy
credit will get better consideration from finance companies who
know them already. This is step 3 and not step 1 for a reason,
though. When you've checked other avenues first, you'll have a
gauge to measure the terms you're offered to be sure that the
loan is worth taking.

4.Take advantage of the lender's greed.

There are ways to make your application more attractive to a
lender without falsifying any information. For instance, lenders
make a great deal of money on payment protection insurance
(PPI), so they tend to look more favorably at loans when the
borrower requests it. It's far more advantageous for you, on the
other hand, to provide your own standalone PPI. Take advantage
of the situation by requesting a loan quote with PPI included.
When you receive the paperwork to sign, return it unsigned with
a request for a quote without the PPI included. Since they've
already approved your loan, it will be difficult for them to
justify denying your amended application. Do be sure to act
quickly, however, or it could cost you.

5.Don't judge by APR.

The APR - annual percentage rate - is the figure that you're
most likely to see banded around as a loan comparison tool. The
truth is that it's easy for banks to manipulate the APR and make
the loan seem less expensive than it really is. Instead, use the
total amount repayable as a gauge if your biggest concern is how
much the loan will cost you overall, and the monthly payment if
you need to be wary of your monthly budget.

Article Title: Should You Rent Or Buy Your Business Premises?

================== ARTICLE START ==================
Of all the decisions you'll have to make as a business owner,
there are few that will affect your business quite as deeply as
the decision of whether to rent your business premises or buy
them outright. Your business premises, the location where you do
business, is integral to the success of your company.

The rental or mortgage payment is likely to be one of your most
significant expenses - right at the top of the list with staff
wages and materials. Your business premises is very likely to
become your largest fixed asset if you choose to buy your
property outright. On the other hand, if you don't own your
property, you may be able to offset the lower assets with lower
expenses for building and structures cover and repair expenses.
Those aren't the only differences between renting your business
premises and buying them.

Renting

The biggest advantage to renting the premises for your business
is flexibility. When you rent, it will be far easier to move
premises at will. In addition, depending on your lease, you may
be paying less in insurance costs, since you only need to insure
your own property, and not the building as well. Finally, the
owner of the building will be responsible for maintenance and
upkeep costs. Those savings, though, will be offset by the fact
that your business doesn't benefit from any increase in value of
the property. This could be even more important if your business
invests in improvements to the property in order to further your
own business interests.

Startup companies can most benefit from renting their premises
rather than buying them. Raising capital is difficult enough
without having to raise capital for purchase of business
premises. Even if one is lucky enough to find a good 100%
commercial mortgage, there are generally requirements for assets
that may make it difficult to remain liquid enough to do
business successfully.

Renting properties gives a new business owner the advantages of
lower expenses, more flexibility and less responsibility for
upkeep of the premises themselves. On the other side, you could
find yourself subject to unexpected rent rises, particularly if
expenses rise for the building owner.

Buying

The advantages to buying your own business premises are also
many. For starters, mortgage repayments on a commercial mortgage
are likely to be close to, if not actually less than, your
current rental payments.

A purchased property offers the opportunity to bring in extra
income in the form of sublets to other tenants, an option not
available to renters. Subletting allows you to finance your
mortgage by renting to others. You'll also see savings in taxes,
since interest payments on your commercial mortgage are tax
deductible, while rental payments are simply another business
expense.

Any improvements that you make to the property benefit your
business rather than a landlord, and any increase in value to
your property increases your company's assets.

Of course, buying will cost you more up front, and possibly for
the first several years. You will need to make a substantial
down payment on your commercial mortgage property, and maintain
high levels of insurance until your mortgage is paid off.

Most lenders offer commercial mortgages from £25k, with terms
up to 25 years. If you have additional security, your business
may even qualify for a 100% mortgage, saving you the cost of a
down payment. You'll find many lenders, from the high street
banks to specialised finance companies who offer targeted
commercial mortgages, who can help you find a business mortgage
that suits your needs at a price your balance sheet can afford.

================== ARTICLE START ==================
There are lots of dandruff products on the market. They're
backed by multi million dollar companies and massive advertising
campaigns. So you're bound to have seen the adverts, especially
the ones where they wash half of one poor soul's hair in an anti
dandruff shampoo and the other half in whichever product is
being sold.

But the big problem is that most of the products won't actually
cure your dandruff. They'll only mask the problem. So you'll hop
from one product to the next to the next until you're back at
the "new, improved" version of the first one you started with.
Surely it will work this time?

If you're relying on an anti-dandruff shampoo then you need to
check the ingredients list. You may need a magnifying glass and
some bright light to do this, but make sure that you do.

One of the common ingredients of dandruff shampoos is zinc
pyrithione. This is supposed to work on the yeasts and fungus
that are the most common causes of this scalp complaint. And so
long as you finish the course then this usually happens. But if
you stop part way, chances are that your problem will come back
with a vengeance. Leaving you with more dandruff than when you
started.

If your shampoo has a different active ingredient -
ketoconazole and selenium sulfide are two of the most common
alternatives - then you're almost certainly being scammed. These
ingredients work to control your dandruff but only so long as
you're using the product that contains them. As soon as you stop
using the shampoo, guess what, your dandruff comes back. Talk
about being caught between a rock and a hard place.

If your chosen brand has coal tar in it, put the bottle back on
the shelf! Coal tar has been found to be capable of causing
cancer.

Next up on the scam possibility are the various natural cures.
This isn't to say that these natural cures won't work - some of
them most certainly do. But some are old wives tales. If you go
down this course, check out other people's reviews to see
whether there is a good chance that the weird and wonderful
things you'll be putting on your hair stand a chance of working.

Some of the natural cures that are said to work include:

* Massaging tea tree oil into your scalp and then rinsing it
out about a quarter hour later.

* Rubbing aloe vera gel into your hair and rinsing it out about
10 minutes later.

- Using a teaspoon of fresh lemon juice in with the last rinse
of your hair - just be careful that this doesn't have the effect
of changing the color of your hair.

- Baking soda rubbed into your scalp and later rinsed out.

Whichever method you choose to clear up your dandruff, stay
with it long enough to find out whether it works. It's no good
using something once, finding your dandruff is still with you a
couple days later and saying "well, that didn't work then".
Almost all dandruff cures (apart from maybe shaving your head)
will take time to work. So persevere long enough rather than
giving up on your chosen dandruff cure after a couple weeks.

================== ARTICLE START ==================
Have you ever noticed that the standard answer for anyone who
wants to start living green is to replace all of your light
bulbs?

"Oh, you want to help the environment, you better get all new
light bulbs."
"Light bulbs are the way to go."
"Yes, I changed my light bulbs for the children."
"Did you watch that Al Gore concert?"
"Yeah, he said I need new light bulbs or the Earth will
explode."

It's not like old light bulbs were nuclear powered or anything
but it's still a great first step that's easy for people to
accomplish no matter where they live. Whether it's out in the
country on a farm or in a small studio apt in the city people
have light bulbs.

But what can you do after that?

"I hear that the meat industry is a big producer of carbon
dioxide, how about going vegetarian."
"Hmmm, I think I'll stick with my light bulbs."
"How about driving an electric car?"
"Gosh, that Previa is pretty ugly, how about putting new light
bulbs in my SUV."

I'm really glad that more and more people want to add some
green habits to their lives but it saddens me that composting
isn't considered more often. It's not hard to do, in fact if you
have a yard with trees and grass you're ready to start
composting.

Just pile up your lawn clippings in a corner somewhere. Then
during the fall, instead of raking up leaves to be left at the
curb, add them to your pile. There you go, you're composting. If
you don't like the looks of this mound, then you can buy a fancy
compost bin or even make one yourself. A simple piece of wire
fencing in the shape of a circle is perfect for composting
leaves and grass. Okay, you're done. Who says that it's too hard
to go green?

I'm not proposing that we replace our coffee tables with
vermicomposting bins and raise worms in our living rooms. No,
that's a bit extreme even for someone who runs a blog about
compost, yuck! Just save some leaves and grass and you're off to
a great start.

If you don't have the time or energy to mix the pile every
month or so, it'll still turn to compost all by itself. Compost
doesn't need your help. Who do you think mixes the leaves in a
forest? Just wait about a year or two and you'll get your
compost without doing anything. And if you keep the ratio of
leaves to grass at about 30:1 and water it every once in a while
and it'll compost even quicker.

So how will this help? Compost is a natural fertilizer that can
be added to plants or spread out over your lawn. Those chemical
fertilizers that everyone uses wind up washing down the storms
drains and then they cause algae blooms in our lakes and ponds.
Plus think about all the energy it takes to produce those
chemical fertilizers. If you stop buying it, they'll stop making
it.

By composting you're also reducing the amount of garbage you
produce and keeping this yard waste out of the landfill . If
your town or city doesn't have a composting program then all of
your leaves are just going to the dump. They won't decompose
there.

Compost can also help your soil retain more moisture so you can
cut down on watering. And last time I checked, saving water was
a good thing too.

But the best part about compost is that it's free.

With all of these benefits, it's a wonder why everyone doesn't
start composting. Great for the soil, conserves water, stops
fertilizer run off. And it isn't hard to do. Just pile up your
leaves and grass clipping in a corner or your yard and wait. Now
who can't do that? Why it's as easy as changing a light bulb.

New Orleans is a town like no other, and doing business here is
often a completely different animal. One of the only cities in
America where when people ask what school you went to, they are
referring to high school, New Orleans is a truly great city
filled culture and truly nice people.

In terms of business, New Orleans is a city all about personal
relationships. Cold calling, although sometimes necessary, has
to be supplemented with good old fashioned relationship based
selling. Cold calling is a task that most people loathe, so
this fact should be seen as a major plus. Word of mouth
marketing will allow you to form lasting relationships and
cultivate lots of referral business.

So when you're starting a small business in the big easy and
beginning the path to entrepreneurialism, what's the best way to
get new clients? The simple truth is that you must get out
there are meet people. Word of mouth marketing is the best way
to get new clients and the starting point for this is to
participate in networking events.

There are many networking groups in and around the New Orleans
area, from BNI chapters, to Chambers of Commerce, to specialized
groups. Participating in these functions is of paramount
importance to making your business a success.
W

Before you become the woman or man about town, make sure that
you are prepared to present a professional image. Remember that
first impressions are priceless!

What's the first step to creating a professional image? You
must start with a professionally designed logo. Believe it or
not, there are a number of New Orleans design firms that offer
competitive pricing for small businesses. Once you have your
logo, you must get professional business cards produced.
Professional cards will leave a lasting impression!

The next step in your marketing success will be to prepare your
elevator speech. At these events, you will be asked what it is
you do and you want to have a well thought out answer that is
going to impress the contacts that you will meet.

Keep it short and sweet. Your pitch should take about 60
seconds and should explain what you do and include some of the
benefits that you offer your clients.

Once you are armed with professional cards and have a refined
elevator pitch, you will be ready to get out there and start
networking. The final piece in your marketing success will be to
dress for success.

A simple Google search will unveil a number of prime networking
opportunities in the New Orleans area. Here are a few
suggestions:

BNI –Business Networkers International
http://www.louisianabni.com/

Jefferson Chamber of Commerce
http://www.jeffersonchamber.org/

KPBA – Kenner Professional Business Association
http://www.kpba.biz

Louisiana Technology Council
http://www.ltc-la.org/

New Orleans Chamber of Commerce

Wine and Women On Wednesdays
http://womenwinewednesday.com

When you attend a networking event, do not forget to have fun
and be yourself. These types of event can be very entertaining
and you never know who you will meet. The most important tip to
remember is to spend more time listening than talking. Ask
questions and truly try to learn from the people that you meet.
Do not approach each person as if you were trying to sell them.
No one likes to be sold. Remember that you are cultivating
relationships and that the business will come.

================== ARTICLE START ==================
If you are selling your home with OR without a real estate
agent you should get an appraisal before you decide on the
selling price. An agent's market analysis will get you in the
ballpark, but do you really want to stumble around in the dark
with your hard earned equity? I remember a retired couple that
set their selling price based on the agent's analysis. Their
home sold in three days! When the appraisal came in it was
$20,000 above the selling price. That was a terrible shame but
it can be just as bad if you price it too high and it just sits
on the market. An upfront appraisal will protect your equity and
be well worth the cost.

Having an idea about what is involved in appraising a piece of
property can greatly help in maximizing the appraised value. The
following major steps are in the sequence normally followed by
appraisers:

1. Research the subject property as to size, bedrooms, baths,
year built, lot size and square footage.

2. Gather data of recent sales in the neighborhood. The
appraiser needs to locate at least 3 similar-sized homes that
have sold in the neighborhood with in the last six months. The
homes also need to be within one mile of the subject property.
These homes are called the "Comparable Properties" or "Comps"
for short.

3. The field inspection consists of two parts: a complete
inspection of the subject property, and the exterior inspection
of the comparable properties.

The subject property inspection consists of taking photos of
the street scene, front of the home and rear of the home, which
may include portions of the yard. The appraiser will make an
interior inspection for condition, noting any items that would
detract from or add to the value of your home. He will also draw
a floor plan of the home while doing the inspection.

The inspection of the comparable properties is limited to an
exterior inspection. For features that cannot be seen from the
street, the appraiser uses: reports from Multiple Listing
Services (MLS), California Market Data Cooperative (CMDC),
county public records, and appraisal files to help determine the
condition.

4. After the field inspection has been completed, the appraiser
must determine which comparable properties most resemble the
subject. Then he/she makes slight adjustments in value for any
differences. After making the required adjustments, the
appraiser must go through a reconciliation process with the
three comparable properties to determine a final estimated value
of the subject property. This method is called the "Direct Sales
Comparison Approach to Value", and it accounts for nearly all of
the considerations in determining value of a single-family
property.

It is important to remember that the appraiser will be taking
photos of the street scene and the front and back of the home.
The street scene gives the lenders some kind of idea as to the
type of neighborhood in which the home is located. The photo of
the front of the home gives the lender an idea of its condition
and its curb appeal. Lastly, the photo of the back of the home
and part of the rear yard is another indicator to the lender of
the home's care and maintenance.

In most cases, (over 90% of the time) what you see in the
condition of an exterior home will be repeated almost exactly in
the interior. So one of the most important things you can do to
enhance the value or perceived value is to improve the curb
appeal of your home, … and don't forget to clean up the back
yard.

An appraiser will call in advance to set up an appointment to
inspect your home. At that time offer to supply any information
about the home size, number of bedrooms, bathrooms, pool,
enclosed patio, etc. The more that is known about the property
prior to inspection, the better the appraiser can focus on
researching the most similar comparable. Doing your homework
will maximize your chances of having a good appraisal.

While your home is being inspected don't follow the appraiser
from room to room causing distraction. Instead, allow the
inspection to go smoothly. In case the appraiser has any
questions, be close by to answer them. The time to mention the
things you think are important is either before or just after
the inspection.

In conclusion, the best thing you can do to increase the
perceived value of your home is to get it ready before the
appraisal. Clean it, put fresh paint where needed, and clear the
clutter inside and out. You should also make any minor repairs
needed and be sure to manicure the front and back yards!

Head lice can be picked up at daycare, school, summer camp,
bible camp or even if your children's friends come for a
sleepover and they are infected. While lice are extremely
irritating and annoying, there are many different treatments to
get rid of them. Some people don't want to utilize the medicated
shampoos that you can purchase at the drug store because they
are so potent – especially for children. Luckily, there are some
great head lice home treatments that you can utilize to get rid
of head lice for good. Here are some of the best head lice home
treatments.

Mayonnaise or Petroleum Jelly – Many people have used these
products with great success. The purpose of using these is to
smother the lice. Because of the thick coating you get in your
hair with mayonnaise or petroleum jelly, the head lice are
smothered and are unable to get air. After a long period of
time, usually overnight, the lice have suffocated and are dead.
Then, you will rinse out the hair and then go through the hair
with a fine-tooth comb. This removes the dead head lice and the
eggs.

Essential Oils – Many essential oils are natural insecticides
and repellents. Use eucalyptus oil, anise oil, ylang ylang oil,
geranium oil, or citronella oil. Place several drops of one or
more of these oils into a fourth or half cup of olive oil. This
dilutes the essential oils so the potency does not irritate the
scalp. Saturate the entire head with the oils and allow it to
sit for 30 minutes to an hour. If possible, place a shower cap
on the head and allow the infected person to leave the oil on
overnight. Then, use a fine-tooth comb to go through the hair
and remove the dead head lice and eggs.

Combing Method – Rather than using a product, it is possible to
simply get rid of head lice by combing them or picking them out.
This is a great way to treat head lice for small children who
may be oversensitive to chemicals in medicated shampoos. You
will need to apply some conditioner in order to help the comb
slide through all of the hair. Remove all the lice that you find
as well as the eggs. You will have to do this several times in
order to get the newly hatched lice. Also, you will need to
treat bedding, hair accessories, scarves, and anything else that
may have come into contact with the head lice. You will need to
do this no matter what sort of treatment you use.

You can simply throw washable items into the washer and run
them through with hot water. Then, dry them at the hottest
setting for 30 minutes to an hour. For items that cannot be
washed, send them to the dry cleaner. Purchase new hairbrushes,
combs and hair accessories. If you don't want to throw away the
old ones and purchase new ones, allow them to soak in boiling
hot water for an hour. Then wash them with soap and hot water.
These tips and tricks will help you treat head lice with home
treatments that really work.

================== ARTICLE START ==================
Q. Dear Mr. Modem: I'm not having any luck reinstalling an old
software program on my new computer. The program is about 12
years old and it's worked well up until now. I even tried
installing the most recent version, but it's changed so much
through the years, I didn't like it. Is there anything I can do,
or have I reached the end of the line?

A. Mrs. Modem had a similar dilemma with a very old, DOS-era
address book program she used since the primordial days of
computing. I tried everything I could think of, including
running the Windows Compatibility Wizard, but it just sneered
derisively at my futile attempts. The situation was never
resolved to Mrs. Modem's satisfaction—something I still hear
about on occasion—however, I did take great pains to gently
explain the inevitability of software obsolescence. It's a fact
of digital life at times, and while it is occasionally possible
to get a program to run on an operating system for which it was
not designed, such resolutions are usually temporary, at best.

I would suggest taking another look at the current version
which you installed successfully. Understandably, it won't be
exactly like your old program, but surely it has some redeeming
qualities. With the right mindset, I suspect that over time you
will become comfortable with, and may actually grow to enjoy,
the new version.

Out with the Old; In with the New

I regularly hear from users who are required, for one reason or
another, to accept a new version of older software, and who
resist it every step of the way. They complain that their old
program used to perform a given task that the new version cannot
perform, or they repeatedly express how the old program was so
much better than the new version.

When you find yourself in that situation, you have a choice:
You can resist the new program and speak disparagingly of it,
but what does that accomplish? As lyrist Edwin Starr so
eloquently wrote, "Absolutely nothin'." It's really a
counterproductive exercise that only serves to reinforce a
negative initial impression of the newer program.

A more productive approach is to accept the fact that the old
program is gone forever, just as surely as Fluffy, your
childhood cat, dog, or family rodent. You probably thought you
would never recover from that loss, but with the passage of
time, you did. (You did, didn't you?) So celebrate the memory of
the old program, but embrace the reality of the new application.
And while you're at it, try to resist continually comparing the
new program with the old one. There comes a point when it's
simply time to move on.

Once a level of acceptance is achieved, you will start to
appreciate some of the features incorporated within the new
program. Within a month's time, you will have successfully
completed the transition to the new program and your beloved old
program will be little more than a hazy, distant memory—not
unlike the `60s are to Mr. Modem. Change is an integral part of
computing and at the very core of technological evolution.

Thinking back a few years—okay, a few decades, if you want to
pick nits—I remember being blissfully content with DOS. Then
that fancy-shmancy Windows came along and ruined everything. In
short order, all my DOS programs, all my beloved command-line
entries that I knew so well were gone and I was suddenly forced
to use a mouse. Through the passage of time, I warmed up to
Windows and stopped complaining about—no, on second thought, I
am still irritated about it.

I'm sorry to be the bearer of bad news, but your relationship
with your old program has reached the end of the road, my
friend. I wish I could offer some comforting words, but renowned
philosopher Neil Sedaka probably said it best when he opined:
"Breaking up is hard to do. Come-a come-a, down doo-bee-doo,
down down."

Well, the first part, anyway.

Since you are the "for sale by owner" seller, you will
frequently receive phone calls from potential buyers with
inquiries about the home for sale. When you Get a call from a
potential buyer who has seen the house within the past few days
and wants to learn more about the house, you know you are on the
right track. More often than not, they will want to see the
house one more time before they make their final choice. There
are still many things you must accomplish in order to acquire a
written sales contract.

The first step is inviting the potential buyer back as soon as
you can possibly manage. Make sure the house looks perfect and
ready to be shown even though the buyer has already seen it once
before. This may be the visit where they will choose to either
make an offer to purchase your home or go down the road to
another house where they were interested in taking a second
look.

It is vital to greet the potential buyer warmly by offering a
refreshment, such as tea, coffee or a soft drink. You want them
to feel very much at home. Give them another chance to look
around the house again, but you shouldn't hang over their
shoulder. Give them the chance walk freely through the house and
feel as though they will be the owners of this house. If they
are interested they will probably want to ask more questions
after looking at the house. If they don't ask any questions,
they most likely are not going to buy your house. When they do
ask questions, it is vital to answer the questions honestly.
This is your chance to set the pace for negotiations. The best
approach is to stay calm and be friendly.

If you are lucky, the buyer will just come right out with the
fact that they are interested in the house and may ask for the
next step. You should always be prepared for this. It is vital
that the buyer put his offer in writing. Another option is to
make arrangements for a contract attorney to negotiate the
contract, in which case, the attorney will provide you with
contract forms. Be sure to give one of these contract forms to
the buyer. If the buyer seems to only want to talk about the
sale, you want to stay on the same page. Keep the discussion
friendly about the purchase of the house, but keep in mind, you
are not obligated to anything you talk about unless it is in
writing.

You should probably avoid negotiating price verbally. Usually,
a buyer will ask for your bottom dollar price. You can respond
by saying that before you can consider negotiating price, you
will need to see his entire offer in writing and proof they are
able to qualify for the loan.

Ultimately, you must remain calm and friendly. Don't take any
negative remarks personally about the price or your house.
Generally, a "for sale by owner" deal will be a beneficial
situation for both parties, so don't allow negotiations to
become overly heated or personal.

Learning English vocabulary let alone the grammar that goes
along with it can be difficult enough, but when presented with
some of the common English sayings that don't seem to make much
sense can be cause for a little confusion. The confusion is
especially prevalent in those learning how to speak the English
language, so it is good to know what some of the common sayings
mean in order to not be left in the dark.

"I wouldn't touch that with a ten foot pole."

This saying is very common, especially if the "that" referred
to in the sentence is something that is not liked. Maybe it is a
garbage can or a person that is strongly disliked. Obviously,
the person making the statement will not go within ten feet.

"I'm happy as a clam."

A clam? How is a clam happy? A clam sits at the bottom of the
ocean doing absolutely nothing. It doesn't have to go to work
every day, it doesn't get sick, it doesn't know what stress is,
and it gets to "chill out" at the bottom of the sea. That is
true happiness.

"In order to get the handsome prince, you have to kiss a lot of
toads."

This saying is referring to how many times a woman must survive
bad relationships before she finds the right man to be in her
life. She is referring to the men in the bad relationships as
toads and the "one" the handsome prince.

"A clear conscience is usually the sign of a bad memory."

This saying rings very true in that those who have a clear
conscience obviously do not remember the various indiscretions
in their life. In other words, they are deceiving themselves to
think they have nothing to feel guilty about.

"When everything's coming your way, you're in the wrong lane."

This saying in its literal sense makes one think of driving the
wrong way on a one way street or highway. However, in reference
to life, if everything negative is coming at the person at once,
then they are doing something wrong or moving in the wrong
direction.

"Death is hereditary."

There is not a single person who has been immortal. This saying
deals with the morbid fact that everyone dies, therefore it is
considered "hereditary."

"When in doubt, tell the truth."

This saying, coined by Mark Twain, was his sarcastic way of
telling liars who forgot or questioned the contents of their lie
to simply tell the truth.

"Do not try to live forever. You will not succeed."

It is inevitable that we will not live forever, although there
are so many people who hope for it and even do all they can to
live forever. However, death is a part of life and those who try
to conquer it will fail in their attempts.

"To bite off more than one can chew."

This saying refers to taking on a task that is just too big. If
someone decides to climb a mountain and they've never climbed a
mountain before, they have bitten off more than they can chew.

"Beat around the bush."

When beating around the bush, a person is avoiding talking
about something unpleasant, so they don't refer directly to the
subject at hand.

These are some of the most humorous and common English sayings
that many encounter from day-to-day. Being familiar with them
and knowing their meanings can help a person learning English
understand what others are referring to when they use these
sayings in their everyday language. Maybe then they can use the
sayings in their own conversations.

================== ARTICLE START ==================
People involved with real estate investing often wonder which
came first, the deal or the plan. New investors frequently make
the mistake of buying a property before they know what they plan
on doing with it. The dilemma starts here. Investing in this
manner is completely backwards and will force you into a corner.
The correct way of doing things is formulating a proposal
before finding an appropriate house to fit in your scheme.

Planning comes naturally to most people. College education and
retirement are just two examples of the future circumstances
that we plan for. It is only natural for us to plan for real
estate deals as well. A rookie investor may get in over his
head and forget to forge a plan. You have to elect what you
will do in the real estate market. How will you sell the
houses you want to pay for? Having a proposal is very
beneficial.

Overnight success simply does not occur in real estate. People
often envision closing a million dollar deal in order to retire.
The reality of the matter is that real estate investing is a
gradual process for accumulating wealth. Traveling at a slow
pace will gradually help you reach your goal. Although you will
make a decent amount of money, overnight success is not a
realistic goal.

A veteran investor can average between sixty and one hundred
thousand per year with good real estate investments. This
income will occur with a steady forward progress while assuming
that not everything will go as planned. You must remain
practical with your real estate goals.

You cannot do everything alone. There are key people who play
crucial roles for you to succeed at real estate investing. The
smart investor will be assisted by a team of specialists. You
will need a reliable real estate agent who will help you analyze
the properties. In order to make sure the house is worth the
investment you will need an appraiser and a contractor or an
inspector. You positively must have an attorney to make sure
there will be no hidden surprises popping up during the deal.

There is no approach that encompasses all situations you will
encounter in the business. You must prepare a few different
approaches. Sometimes people have to resell a home urgently
after buying it. The housing market can be unpredictable and
change rapidly. If the window for you to make a profit passes
because you can't get your investment completed for the market,
you still have the option of renting. Even this market can
become void or stall. If you are in this position and you have
no choice but to get rid of the property, you could offer a
lease option or perhaps a land contract. If all else fails you
may have to sell to another investor to cut your losses. When
the time comes to bail, a smart investor doesn't hesitate.

A rookie investor doesn't have to make these common mistakes.
He can avoid them by doing a little research and planning.
Don't elect what real estate to invest in until you understand
the business. Purchase one of the many available books and
research some of the approaches used by the pros. Find out
where the free seminars are and learn the proper way to invest.
In order to avoid these common mistakes, you must be sure to
make smart decisions in your real estate investing.

================== ARTICLE START ==================
There's something that happens in every house in the UK every
year. No-one looks forward to it, but at the same time they get
an odd feeling of peace of mind from it.

What is it? It's the process of renewing property insurance.

There are few of us that sit there looking through our diaries,
jumping with glee at the thought of another year's renewal
notice dropping through the letterbox. But it's an essential
insurance to have.

Of course there are two distinctive types of property insurance
that you would normally buy. We take a look at them, why you
would buy them, and how you can benefit from them (we can't make
you pleased to buy insurance, but it's good to know exactly why
you need it!).

First off is the big one: buildings insurance. If you have a
mortgage, your lender will insist that you buy property
insurance that covers the cost of re-building your house in the
event of a large number of calamities affecting it.

These can include explosions, damage from lightning, fire or
smoke damage, trees falling onto the house, and vandalism or
other malicious damage. Cover also normally includes an airplane
landing on the property, or the more likely (if still
statistically unlikely) event of damage caused by something
falling from an aircraft.

Subsidence and flooding is covered, with a large excess if the
property has been affected by these problems before. So will
smaller problems which cause less damage but still cost a small
fortune to repair, such as water damage from a burst pipe, or
the collapse of your TV aerial.

When your mortgage company insists you get buildings insurance,
this is them covering their own back. If they lend you £150,000
secured on a house, and that house falls down, but you don't
have the funds to rebuild it (as you didn't have adequate
property insurance), they will have a loan secured on rubble.

And the chances are you would declare yourself bankrupt rather
than try to pay back a mortgage on nothing as well as buy
another property.

However don't think you must buy property insurance from your
lender. They will often bundle a quote into a mortgage offer,
but you don't have to get it from them. It can be cheaper to buy
cover elsewhere, especially if you use a comparison search
engine on the internet.

This is a good way to keep costs down if you get into property
development (more info at
http://www.propertytoday.co.uk/Get-your-head-round-property-insurance.11018.3700453.story).

The other common type of property insurance is there to protect
your contents. This is optional, but highly advisable for every
single house, even if you are renting from a landlord.

If you did have fire or flood damage in your property (and with
the number of flood warnings out again this week, the chances of
a natural catastrophe affecting houses seems high) you'd be
surprised by the damage done to your possessions.

Even a small fire can wreck an entire house because of the
intensity of the smoke produced. Just a little flood water will
destroy everything it touches, as it is often filthy.

Every householder should invest in adequate contents insurance.
Don't be tempted to skimp on it. You might think you could buy
the entire contents of your house for £50,000, but when you add
up the true cost of replacing every single possession you have
spent years accumulating, the bill could be horrendous.

Walk through your house and make a list of the potential costs
of replacing everything with brand new items. When it comes to
property insurance for your contents, it's always worth over
insuring.

================== ARTICLE START ==================
Lately you may have noticed articles from respected sources
that give hypnosis credit as an aid in alleviating suffering
from many medical conditions; as a way to break destructive
habits; and even as an assist to achieving goals.

Perhaps you have become intrigued by the subject, especially if
you once thought of hypnosis only as entertainment.

If you're like many intelligent people I meet, you're probably
thinking, "Hypnosis sounds interesting, but what can it do for
ME?"

There are many possibilities. Here are five to consider as a
start.

1.Hypnosis can help you move away from habits you'd like to
leave behind. It's a popular therapy for smoking cessation, some
say the best. It involves no drugs, no physical pain, and
usually puts you in a relaxed mood. While no smoking cessation
method works all the time for all people, hypnosis is at the top
of the list for effectiveness with no negative side effects and
with positive, often long-term results.

But smoking is not the only negative habit hypnosis can help
you eliminate or lessen. Overeating, nail-biting, hair twisting
and even falling in love consistently with the wrong people are
habits that can be removed or reduced with hypnosis.

2.Hypnosis can help you acquire healthy, useful habits that
would be productive for your life or work. My clients have used
it to lose weight, work out regularly and more strenuously,
choose healthier foods, and even to enjoy new challenges.

3.Hypnosis can improve your performance in sports, in your
work, in skills like public speaking, and in meeting people—when
networking for business or for social contacts. It can help you
think faster and improve skills. Children can be hypnotized for
improved study and test-taking abilities (as can adults
returning to school in later years!). Adults can become fluid
speakers who shine in meetings and presentations. And better
skilled at driving, communicating and even romance.

Teens can enhance social skills useful in dating as well as
confidence in school subjects, sports, making new friends.

4.Hypnosis can reduce, and sometimes even alleviate, physical
pain. But there's a cautionary note here: Because hypnosis can
be so effective at this, it is crucial that the pain is
discussed with a physician. Wiping out the sensation of pain is
dangerous if the root cause is not diagnosed first. Pain is a
signal that something might be wrong and should be checked.
Always consult your doctor first.

Can hypnosis cure illness? There are some indications that it
can, particularly with certain mild skin conditions that are
caused by—or exacerbated by—emotional distress or nervousness.
In these situations, use hypnosis in partnership with your
doctor's treatment, and always with his/her knowledge.

5.Hypnosis can empower psychotherapy to achieve improved
results in less time.
You may work with a psychotherapist who is also trained in
hypnosis or with two
separate mental-health providers. If you do the latter, sign a
form that allows the two to communicate about your situation,
and you'll get twice the benefit.

We do that in my office, where there are five psychotherapists
and one hypnotherapist—me. For patients who could benefit, my
colleagues suggest seeing me, usually for one, three, or six
sessions. The results have been excellent, especially in
situations involving fears and anxieties that hold people back
from achieving all they could.

For some clients, combining the two approaches eliminates the
need for prolonged therapy.

And because a competent hypnotherapist or hypnotist can teach
you self hypnosis, either in a class or through private
instruction, you can reinforce your gains and improvements on
your own.

Hypnosis may be one of the best "bargains" in complementary
healthcare. For the cost of a few sessions, some problems can be
erased and others reduced considerably; by learning
self-hypnosis, a client or patient has a skill to use with
him/herself that can be used in many situations and throughout a
lifetime. © 2008 by Wendy Lapidus-Saltz. All rights reserved

================== ARTICLE START ==================
What do Beyonce, Tyra Banks, Ashanti, Jennifer Lopez and Gwen
Stefani have in common? They all were lace front wigs. Celebrity
lace front wigs are the newest rage in modern hair replacement.
We refer to these hair replacement units as "celebrity" lace
front wigs because so many celebrities wear them. When applied
properly the lace blends into the wig wearer's skin and is
virtually undetectable to the eye even upon close scrutiny. The
lace creates an invisible hairline which gives the appearance
that the hair from the wig is actually growing out of the
wearer's scalp. The result is no one will know that you are
wearing a wig unless you tell them. Lace front wigs are the most
realistic looking wigs on the market. They are constructed with
very thin French or Swiss lace thus the name lace front wig. For
a long time, lace front wigs were only available to the
Hollywood elite, but, the secret is out and these wigs are now
available for purchase by the general public. This means you too
can have gorgeous and glamorous hair just like your favorite
celebrity.

Celebrity lace front wigs can have a cap construction that is
either: 100% lace, monofilament or polyurethane. The 100% lace
cap is the most popular. 100% lace means the entire wig cap is
made of lace. Of the two lace types used in the construction
process the "French" lace is the most popular and most commonly
used. The design of the French lace material is similar to a
"window screen" in which you have very small holes. The wig hair
is then hand tied to this lace mesh strand by strand. It is a
tedious process. Monofilament Wig Caps are the second most
popular wig caps used for making celebrity lace front wigs. The
material of these caps is similar to "women's pantyhose
material" with very tiny holes so close together that it looks
like skin when bonded to skin. Polyurethane Wig Caps also have a
very natural looking front hairline area but tend to hold heat
which can be very uncomfortable in hot climates, as such, these
wigs are not as popular as the French/Swiss Lace and
Monofilament Lace front Wigs.

Celebrity lace front wigs are generally very high quality
expensive wigs. They are extremely safe and when worn correctly
will not damage your hair and hairline the way weaves and
extensions can. These wigs are highly in vogue because of their
naturalism and versatility. They are extremely durable and can
be worn at different occasions and under diverse weather
conditions. Lace front wigs are available in a wide range of
designs, styles, colors, lengths, and sizes and can be
customized to fit your unique head dimensions. Unlike regular
wigs, a lace front wig can be parted in any direction which
means you have endless styling options. You can find a wide
array of custom and celebrity style lace front wigs from shops
that specialize in these hair systems. It may be difficult to
find suppliers of these wigs in your local area unless you live
in or near a large metropolitan area. If that is the case there
are many lace front wig shops online such as
lacefrontwigshop.com that should be able to facilitate your
needs.

================== ARTICLE START ==================
As well as the usual personal New Year resolutions to lose
weight, get fit or whatever, we suggest that you should also
consider making some Legal New Year resolutions which are likely
to be more enduring than most New Year resolutions tend to be.
The 8 suggestions include updating your personal will, property
advice, business agreements and getting up to date with the new
employment laws.

Please find below the top 8 UK Legal New Year resolutions for
2008 suggested by a group of business lawyers based in
Hampshire:

1. Make a will so that you leave your property to those you
choose, rather than a list of relatives that inherit. If you die
with a spouse and there is no will, the spouse does not receive
all the estate in many cases unless you make a will saying so.

2. If you live with a partner, draw up a written agreement
about property and money. A popular myth is that a common law
spouse has legal rights as if the couple were married but that
is not so under existing law. However, plans to change the law
to give new rights to cohabitants may cause some to reconsider
moving in with a partner. Consult us on the impact of the
proposed changes.

3. Consider whether properties you own with others should be
held in joint names (which means if you die they receive your
share) or as "tenants in common" which means you can leave your
share to whomsoever you choose.

4. If you work with a partner, whether in a partnership or
through a limited company, draw up a partnership agreement or
shareholders agreement dealing with matters such as how much
effort both parties put into the business, what profit shares
are taken, what happens if one of you is ill or dies or wants to
leave and what will happen if an offer for the company is made.

5. If you trade in business, draw up some standard conditions
of sale and purchase and formalise any informal distribution,
agency and licensing agreements so that everything is clear.
This reduces legal costs if a dispute arises later, as the
written terms protect you. If you have existing standard terms,
have them checked to ensure they reflect the latest legal
position.

6. Check your business' compliance with recent changes in areas
such as data protection and employment law, competition law and
intellectual property. An annual legal compliance health check
is well worth undertaking.

7. Check that all staff are properly putting into force legal
instructions e.g. some Purchasing Department staff do not reject
suppliers' standard terms of trading and fail to send back the
buyer's terms. Regular training for this kind of staff can be
provided by lawyers and others.

8. Deal with legal disputes quickly and early to ensure they
are resolved without the need to go to court, which is risky and
expensive. Consider mediation of disputes rather than formal
arbitration or court action and always balance risks and
possible legal costs against potential rewards.

I sincerely hope that you have a happy and prosperous New Year
and that you are able to take the time to implement at least
some of the top 8 UK Legal New Year resolutions outlined above.
It's an old adage but it still rings true that we fail to plan
rather than plan to fail.

================== ARTICLE START ==================
There is a tendency to despise the telemarketer, and with good
reason, we all know what it's like to receive those annoying
cold calls when you're bang in the middle of your favorite soap;
having dinner; very early in the morning; or when you're busy at
the office. Unsolicited calls suck. There's no doubt about it,
but I'm going to show how telemarketing skills can turn around
your business to give you an unfair advantage over your
competition over the telephone.

Having worked in telesales myself, I know exactly what it's
like to be at the other end of the phone where people yell at
you, take the mickey, and not forgetting... hang up on you. It
is tough work. Part of your telesales training is to condition
you to not take rejection personally (which is great for the
home-business entrepreneur). They teach you to dust yourself
off, pick up the phone and make your next call. Often criticized
for being unethical due to high-pressure sales techniques used
by telemarketers, the positive side to being exposed to this
industry is the training you receive that will coach you to
manipulate people and situations over the phone. It may sound
cold and ruthless, but I find this part of telesales training,
particularly, critical in teaching you the techniques that can
get you closer to closing a deal even when your prospect has
told you they weren't interested. On countless occasions I have
witnessed an outright no turning into a yes just by handing over
the phone to my supervisor at the sales floor. That by itself
illustrates just how easily human beings can be manipulated (not
that I'm not encouraging you to become a control freak!). It all
boils down to the voice, the attitude and the ability to subtly
having your way with people. I was amazed! But that training was
a great help to me. I already had a great voice -- which is a
great asset in this business -- but telesales training did help
me discover the power within that voice that I never knew I had.
And although I don't apply cold calling to my home business,
what I learned in telesales is applied to great effect when I
speak to my network marketing team members, prospects and
business associates across the board.

Before I recommend something you never imagined I would dare
do, I'll give you a couple of handy tips on how with just a tiny
adjustment to your voice and attitude when you grab that phone,
you can easily turn those sales calls into cash.

Your attitude comes across over the phone. The people you're
calling can't see you, but they can sense what mood you're in or
the level of confidence in you with that call. So: raise your
voice and wear a smile whenever you're on a call... and stand
up. Sitting down slows you down. Standing up gives your voice
more power as it better extends your vocal range. Look at it
this way: A singer doesn't belt out a high octave number sitting
down (not unless they're miming). And there is a very good
reason why. One word. Power.

And now for what I said I was going to recommend you do that
you would've never imagined I would dare do: get a telesales
job! You heard that right. Because the staff turnover rate in
this line of work is unbelievably high (well, you can imagine
why), there are always telesales jobs being advertised in the
newspapers in most major cities. In most cases (perhaps 99.99%
of the time), they really don't care what you look like (coz
nobody is going to ever see you), and they don't care what your
educational background is. All they need is a good voice that
sounds great over the phone. If you posses that quality alone,
you're in. Now one very important tip: when you make that call
to apply for the job, bear this in mind ... that that call is in
fact your interview. So you'd better make sure you speak loud
and clearly so that you sound good and confident the other end.
If you don't qualify over the phone, you won't be called in for
a one-on-one interview. So do make sure you do this properly.

Why work in telesales?

Because it is the best place I know of that provides the best
training there is to market goods and services over the
telephone. Nothing else out there even comes close. Working on a
real telesales floor (even for just a few weeks) would be the
perfect environment for you should you wish to acquire the
skills that will show you how and why telesales training can
grow your home business.

================== ARTICLE START ==================
Production of the Audi TT started in 1999, and the car was only
known internally within Audi by the name "Typ 8N", but it later
became known as the First Generation TT, as a second, improved
model of the car was produced and developed from 2006 to
present. The TT name came from the famous "NSU TT" small rear
engine of the 1960's, and does not mean "Twin Turbo" for the
record. The Audi TT was the first presented in a concept car
design at the 1995 Frankfurt Motor Show but it was then decided
that it should be established within the coupe class in 1998. J
Mays and Freeman Thomas originally designed the car, both of
Volkswagen's California design workshop, with Martin Smith
designing the bold and innovative interior. And it originated in
the class of the 2 door roadster, and the 2 door luxury
sportscar, with either a front wheel drive or four wheel drive,
and a front positioned engine.

The first thing people noticed about the car was that it
obtained a couple of design patterns from earlier vehicles, the
complete appearance was thought to be definite and unique. The
design appeal of the First Generation TT consisted of a its
smooth-curved body, rounded bodywork, the distinctive use bare
"anodized aluminum", and no definite show of bumpers, the car
was light-years away from the current styling trends that
beseeched the market at that time. Despite all of the car's
curvaceous outlines, it does not improve the aerodynamics of the
vehicle; in fact the "drag coefficient" is actually very high at
0.35. A small number of changes were performed to the TT
apperance wise, so it didn't vary much from the showcased
concept car, except the addition of finely re-profiled bumpers,
and "back quarter-light windows located behind the doors".

The Audi TT foundations were based intensely on the "Volkswagen
A4 platform", which came from the "A platform", which was also
used in the Volkswagen New Beetle, Audi A3, Volkswagen Golf/
Rabbit, SEAT Leon, and the Skoda Octavia. The proportional
blueprint of the TT is made up of a width of 1764mm (69.4in); a
length of 4041mm (159.1in); wheel-base of 2422mm (95.4in); and a
height of 1346mm (53in). The car also possessed a fuel capacity
of 55 litres (14.5 US gal/12.1 imp gal).

The car was initially obtainable with an engine with capacity
of "1.8 litre Turbo I4" which consists of a "Turbo-charged
inline four cylinder, 20 valve" motor that overturned either
"180PS (178hp or 132kW) or 225PS (222hp or 165kW)". The 225PS
engine owns a bigger turbo-charger, an extra intercooler located
on the driver's side, fabricated connecting rods, and other
mechanically internal modifications, all proposed to increase
turbo boost from about 10 psi to peak at 15 psi. In 2003, the
original layout of the four cylinder range was given a boost
with the 3.2 litre VR6 engine, which outputs 250PS (247hp or
184kW). The First Generation TT engines were mounted crosswise,
with optional front or "quattro" all wheel drive with the
smaller engine, but came standard in the 3.2 litre version. The
TT transmission came with 4 different formats; a 5 speed manual;
a 6 speed manual; a 6 speed automatic; and the later enhanced 6
speed DSG.

In late 1999, early 2000 the First Generation TT had its load
of problems because eyebrows raised as questions grew about the
car's poor handling as the tally of fatal accidents piled up.
The car was deemed unstable when cornering at high speeds, due
to "throttle lift-off oversteering". It was imperative that Audi
rectify the situation as quickly as possible by altering the
problem by changing the suspension settings to increase
under-steer, and adding a rear wing spoiler to lower lift. These
changes helped the problem, and gave the car back its
reputation.

Sales-wise the First Gen was a huge success, both in commercial
and private markets, as the car reached a public, which had not
been considered beforehand. The customers that filled the market
were mostly, young people and women in particular that bought
Audi TTs. There was even a long waiting list for it both in the
US and the UK, where it was something of a fashion item. The car
was distinguished for it elegant flair and improved offering, as
the acclaim were stacked on it as the car was highlighted in the
sought after "Car and Driver" magazine's distinguished "Ten Best
List" for both 2000 and 2001. In addition, it was also nominated
for the "North American Car of the Year".

================== ARTICLE START ==================
At our website, we get a lot of questions from customers who
want to learn how to properly care for their electronics in
order to extend their lifespan and maintain the quality of their
performance. So I thought I'd take a few minutes to pass along
some tips.

It probably shouldn't need to be said, but considering the
number of people who do absolutely nothing in the area of caring
for their possessions, I'll point out the obvious anyway: It's a
good idea to take care of your electronics. There I said it.
Even if you already have a manufacturer's warranty and an
extended warranty in place, it's still a good idea. The warranty
will cover you if the item breaks down, and of course anything
can break down, but wouldn't you like to minimize the chances of
that happening if you could?

OK, so hopefully you understand the importance of proper
maintenance. Now, maybe you're wondering how to do it. Well
below is a list to get you started.

First of all, keep them clear of dust. Dust is one of the great
killers of electronics. It gets inside the casing, attaches
itself to wires, motherboards and pretty much anything that
produces an electric pulse, then it fries them. Keep dust away.
There are right ways and wrong ways to clean off dust.

Dusting/Cleaning:

1. Use a damp, lint-free cloth and either water or a mild
cleaning agent. Don't use any harsh cleaning solvents because
they can do a lot of harm, especially to your expensive LCD or
plasma television screen.

2. In order to clean your plasma or LCD screen use a special
cleaner and anti-static cloth designed specifically for those
screens (which you can find at most electronics retailers).
Don't use regular glass cleaners.

3. Gently. Don't apply too much pressure or you might damage
your component, especially fragile TV screens.

4. Spray the cleaning solution onto the cloth first and then
wipe. Never spray it directly onto the item you're cleaning.
Electronics and liquids don't mix.

5. If you do spill liquid onto anything electronic, unplug it
immediately and have it looked at by a qualified professional
before you plug it back in.

6. Never use a vacuum to pick up dust. Vacuums create static
and can severely damage your electronics.

7. Get yourself a can of compressed air. They work great for
safely removing dust from your gadgets.

Your electronics are also very vulnerable to their environment.
Make sure that you store or display them properly. Here are some
storage tips.

Storage/Display:

1. Do not keep you electronics in an enclosed space. They
create a lot of heat when they are on, and they need proper
ventilation to keep from overheating.

2. Do not stack them directly on top of each other. You may
notice that many of your components have holes on the top and
back of their casings. Those holes provide ventilation for the
parts inside. If the ventilation holes are covered, the
component can overheat and break down.

3. Keep them out of direct sunlight. Once again, they can
overheat.

4. Keep them away from radiators or any other heaters.

5. Keep them away from damp or humid places. Get yourself a
dehumidifier if you need to.

Almost any user's manual that you have will include directions
for care of that specific item. Be sure to look through your
manuals to see if there are any special instructions that you
need to know about.

Well, there you go. While I don't consider this an exhaustive
list of everything you can do to care for your electronics, it
is a good review of the basics, and a good checklist for you to
follow.

If you follow the advice listed above, then most of your
electronics should stay healthy for a long time.
