Wouldn't it be great if there were shortcuts when it comes to
losing weight? Well, I'm hear to tell you that there are indeed
shortcut techniques for fat loss and they don't involve surgery
or starving yourself.

I know how hard it can be on a diet, it all starts off ok for
the first few weeks, then bored kicks in and you go back to your
old ways. This can cause a constant state of yo-yo dieting which
isn't healthy for the body. It can be very hard staying
motivated when trying to lose fat, I'm confident if you use the
techniques I'm going to explain below you will see faster
results and stay motivated!

There are a few little known tips and tricks to dieting that
make it much easier to lose weight. It can be annoying seeing
people making the same mistakes over and over when trying to
shift the pounds. I'm hoping that some of you will get some
benefit out of these methods. These methods can help you only if
you are burning more calories than you are consuming in each
day. The best thing to do is to find out how many calories you
need to maintain your weight, then reduce this by 500 calories
per day to lose weight. Once you are going, use the following
techniques to speed up your progress…

The best thing I have found that really speeds up my progress
goes by a name called "substrate utilisation", it's a big word
but not difficult to master. When you exercise at a rate of 60%
of your maximum heart rate your body will use your fat as
energy, this can only happen at a low intensity and when you
have fasted for at least 6 hours. Obviously the ideal and best
time to do this is first thing in the morning, go for a brisk 45
minute walk before breakfast, do this 2 or 3 times a week and
after a while you will really see the difference.

Carbohydrates can be our enemy when on a diet but they can also
be our friend. Carbs play a vital role in how the bodies
metabolism is functioning. When we limit the number of carbs,
our metabolism will start to drop drastically in order to
preserve calories (the body thinks it's starving!). This will be
fat burning to a halt - not what we want. In order to keep the
metabolism and fat burning running at maximum level it's best to
cycle carbs during the week.

Cutting the number of meals we eat is the worst thing to do
when trying to lose weight. This will only cause the body to
lower it's metabolism and go into starvation mode. The best
thing to do, is only cut the portion size rather than the number
of meals. In fact, it would be best to increase the number of
meals you eat. This will keep fat burning at it's highest
potential which is exactly what we want!

Hannah Montana provides the dream night out for girls, making
the cost of the concert tickets well worth it. The problem is,
Hannah Montana tickets sell out minutes after going on sell.
Given that fact it is obvious that many people are not getting
tickets to those concerts that would like them.

So to what extremes are people going to acquire those tickets?
As with any major concert some local radio stations hold
contests to give their listeners an opportunity to win tickets
to Hannah's concerts. Even some retailers have used this type of
publicity.

A Chicago-based store, Club Libby Lu, located at a mall in
suburban Garland, Texas (about 20 miles northeast of Dallas)
sponsored an essay contest. The prize was to include a makeover
that included a blonde Hannah Montana wig, airfare for four to
Albany, N.Y., and four tickets to the sold-out Hannah Montana
concert on Jan. 9th.

Obviously this was a prize that would make most little girls
ecstatic. Various essay themes were sure to a topic of
discussion in Garland as the girls hoped to win those elusive
tickets.

The winning essay was gripping indeed. It was written by a
mother and six-year–old daughter duo. It began with the powerful
line, "My daddy died this year in Iraq". It's easy to see how
that essay would have been chosen as the winner. The problem
was, it wasn't true. The entire essay was made up. Not only did
the little girl's father not die in Iraq, her father wasn't a
soldier.

The mother had told company officials that the little girl's
father died April 17th in a roadside bombing. She even had a
made-up name for him. But the Department of Defense had no
record of anyone with that name dying in Iraq. The mother has
admitted to the deception and has since apologized. She stated
that they were doing whatever they had to to win. It's been
reported that the prize was withdrawn from this duo.

In Florida a radio station held a contest for fathers. They
were required to wear a black dress, 2-inch heels and a blonde
Hannah wig while running through a mall doing some strange
things.

Another Florida radio contest consists of participants being
forced to listen to one song continuously for 24 hours a day for
a chance to win front row seats to a concert and a chance to
meet Hannah. Participants get food, water and bathroom breaks,
and the last person remaining in the room wins. Still another
contest consists of seven participants living in a Y-100 Ford
Expedition up to six days to win tickets and to get to meet
Hannah Montana.

With the scarcity of Hannah Montana tickets the contestants are
likely to go to extreme measures to win contests. Although
cheating should not be tolerated under any circumstances it is
easy to see how one could desire something so badly they would
take extreme measures to get it. This could include signing up
for contests that require participation in activities that one
would otherwise never consider. Hannah Montana has transformed
the way we think about and plan for concerts. Planning ahead is
essential!

Don't Know You

I did what you asked of me: helped the poor, preached your
word, and hardly spent time with my wife because I was too
busy doing your work; now let me in! 'Go away from me, I
don't know you', his master replied. 'But you do know me',
said the man, 'I am James: I helped others, preached your
word, and rarely spent time with my wife for your sake.
'Are you hard of hearing', his master replied? Then, I
shall tell it to you again, go away from me, I don't know
you!

James Had No Time

James had no time for his partner because he was too busy
working for his master. But his wife (Lucy) kept asking him
to spend more time with her but James would not listen; all
he kept saying was 'that there were people in the world
that needed his help much more than she did'. James felt
it necessary not to spend time with his wife in order to
fulfil the need of others. 'But you also need to fulfil my
needs, James', said Lucy. Yes, that may be so but your
needs are not as urgent as the needs of others. 'I cannot
believe you speak the way you do, James', replied Lucy!
What do you mean by that, Lucy'? Well, James, the master
did not intend that we labour or work only for others and
not spend time with each other, or else our being together
would be futile. 'I don't agree with you, Lucy', James
replied.

He Failed as a Husband

Although James loved helping people he failed as a husband
because he had no time for Lucy. Is this God's way? Should
one give all their time and energy to others and have no
time for their partners or children? Would such labour be
pleasing to God? Was it not God who designed relationships?
Was he not the one who performed the first marriage in
Eden? Was he not the one who said 'that it was not good
that man should alone'; and did he not create a woman for
the man? Therefore, God expects that we take time out for
our partners and if children are involved, time must also
be given to them. By honouring your home you please God,
but labouring for others and having no time for your family
is displeasing to him. So take care that when weighed in
the balance you are not found wanting.

Lucy Left her Husband

Lucy decided that this wasn't the life that she wanted and
so left James and lived on her own. This made James quite
sad because he could not understand why his wife had left
him knowing that he was doing God's work. Unfortunately,
James believed that working for others was all God wanted
him to do, and failed to realise that his first priority
was his home. When this was realised it was too late
because his wife found happiness elsewhere and divorced her
husband for negligence and for not performing his duty as a
husband.

What the Scriptures Says

The Scripture states that 'many are called but few are
chosen'. It also states that the Lord will say to many, I
do not know you', but we will argue with him by saying: 'we
visited the sick, the prisoners, and did mighty works in
his name'. The Lord then will say 'depart from me, you
workers of iniquity'. What one is trying to portray here,
is the fact, that we cannot expect God to be pleased with
us while neglecting the fundamental principles of Christian
duty, such as neglecting our home or others. Our duty is
to live a balanced life.

Your point of view

Nevertheless, do you believe that Lucy should have stayed
with her husband knowing that he was helping others who
needed help? Note, Lucy kept asking her husband for nearly
seventeen years to spend time with her but he would not
listen. Would you acknowledge this case as a lack of
knowledge of God? Or would you acknowledge that James did
not love his wife? Then, ask yourselves the question, what
is true love?

Several questions have been raised above and it is vital
that the questions are answered with your partner, friends
or family. I hope that by provoking your mind that your
lives and the lives of others will be changed for the
better. It is acknowledged that society today, are too
busy doing their own thing, neglecting their relationship,
and the end result is unhappiness. We all have to decide
which is more important to us: living a balanced life with
happiness, living an unbalanced life and loss happiness and
our partner, or live in regret the remainder of your lives.

The most common internet marketing business model is the
product creation model. In this model, you are told to think of
things that you are interested in. You are then told to find
forums that match these interests and see what problems people
are talking about. Your next step is to think of a way to solve
these problems, create a product with this solution and get
people to buy your product.

This is an okay way to make some money online. But it has one
really, really big drawback. And that is the fact that you are
not leveraging your effort. You spent a lot of time and effort
to research your market and to create your product. And then you
found people interested in your product and your persuaded them
to buy it.

Persuading a person to open their wallets takes a lot of time
and effort. And you got them to only pay you once. Now if you
want to make more money you have to find another interested
person and persuade them to buy your product.

Let's say you have added list building to your business model.
Now even though you have a list of interested people, you still
have to persuade them each and every time that you come out with
a product.

Your business cycle now is finding an interested person,
persuading them to join your list, maintaining a great
relationship with them, persuading them to buy your product, and
keep persuading them to buy your product.

In order to get the same person to buy from you over and over
again, you have to keep working on them. You have to keep
persuading them.

Instead of this what if you could use a business model where
you convinced your prospect only once and they paid you over and
over again. Doesn't this sound better? There is a very easy way
to do this.

And that is by creating a membership program. All you have to
do is persuade your prospect once and they will pay you month
after month.

Your business cycle now is to find an interested person and
persuade them to join your membership program. You have now
created recurring income. This way you take the time and effort
to convince a person once and they spend money with you for
many, many months in the future. You are leveraging your work by
a great factor.

Isn't this a lot better than having to work on your prospect
each and every time that you create a product. If you are like
most people, you think that a membership program is hard to
create and maintain. You think that you have to have a lot of
technical knowledge, that you have to install scripts, keep
constantly creating content, maintain a forum and a lot of other
things.

Actually you really don't have to do all that to have a
successful membership program. There is a very simple easy way

Prevention has always been the best remedy for any kind of
ailment or infection. The same goes with nail fungus especially
since it takes a long time for nail fungus to be removed. Curing
it as soon as symptoms appear will prevent the infection of your
other nails therefore saving you of unnecessary pain and
trouble.

Nail fungus can infect anybody. Excessive sweating on your feet
and hands, defects in the nails and people with reduced immune
system are susceptible to nail fungus infections. However, it
does not mean that you have an immune system problem if you
develop a nail fungus infection. Moreover, it is contagious and
should be treated as soon as it appears. But do not fret, nail
fungal infections are treatable.

Here are some preventive measures you can do to avoid getting
nail fungus:

1. Wear protective shoes or slippers when you use public
facilities such as gym showers, locker rooms and swimming pools.
A lot of people use these facilities and you never know if
someone infected has just used the shower stall you are using.
Remember nail fungus is contagious.

2. Keep your nails clean, short and dry. Trim your nails
regularly and in a straight line. Dry your hands and feet
thoroughly after bathing especially in between your fingers and
toes. Fungi growth occurs mostly on damp areas.

3. Use anti-fungal sprays and powders in your shoes or on your
feet to eliminate any fungus that might be present. Avoid using
the same shoes everyday to give it time to air dry especially if
you sweat a lot. Same goes with your socks. If you sweat
excessively change your socks and alternate between open toed
sandals and closed shoes.

4. Wash your feet regularly and dry them well. Ditch the nail
polish to cover up an existing fungal infection. It may look
nice but it can trap the moisture and fungus in your nails and
make it worse.

5. Go to a reputable pedicure and manicure salon. Make sure
that they sterilize their instruments after every customer. Or
you can bring your own just make sure you sterilize them as well
even if you are the only one using it. It will keep fungal
growth at bay.

6. Wash your hands after touching or putting medication on an
infected nail. It can infect the other nails on your hands.

7. Don't pick at the skin around your nails or pluck
"hangnails" off of them. This might cause the skin to break and
give access to germs and fungi.

8. See a doctor at the first symptoms of nail fungal
infection. The earlier it is treated the better it is for you.

9. Eat a well balanced diet to keep your immune system
healthy. It will help you fight bacteria, viruses and germs that
can cause nail fungus.

As the old saying goes, "An ounce of prevention is worth an
ounce of cure." This holds true with nail fungus. It is always
wise to stick to some precaution that will bring you relief from
nail fungus infection.

Short of meeting a prospective mate's parents, there is
nothing more burdened with agenda than the common job
interview. We assess and judge people all the time, but
nowhere is this quite as expected and accepted as when a
job is on the line. A minefield of potential traps awaits
' you might forget something important, say the wrong thing
at the wrong time, or you may remind the interviewer of his
least favorite cousin. Chances are you've come prepared '
still, sometimes the chemistry is just all wrong.

In that case it's time to flash a few tricks of the
interviewing trade that just might save your Curriculum
Vitae from the dumpster:

- Maintain eye contact. Doing otherwise is like a
confession that you're nervous, and you don't want to show
a crack in your armor, even when it's made of tin foil.

- Speaking of armor: that suit that fit you so well three
Thanksgiving's ago might just need some tailoring now.
Remember that interviewers will look for any sign that
might disqualify you from the competition. And unless your
supreme software development skills would keep you hidden
away in a lab with other super-geeks, your 'interesting'

interviewer's perception of you.

- Muster a genuine smile. You don't have to be Tom Cruise
to pull it off; just make sure your eyes smile too and you

when you're guilty of them all.

- Beware the pitch of your voice. Take it down a notch and
speak a bit slower than you normally would. Too slow and
you'll sound clueless, but a bit measured will make you
sound thoughtful.

- Be deliberate with your answers. The interviewer has a
lot more practice at this than you and may ask questions
that are designed to gauge your reactions. Count on it,
actually.

- Mind your body language, always striving to appear
relaxed. Maintain solid posture and avoid fidgeting. And
above all else, don't forget to breathe.

- Say My Name, Say My Name, is not just a song by Destiny's
Child. It's also a reminder for you to call the interviewer
by his or her name a couple of times before you exit. For
one thing, it shows you know how to connect on a basic
level. And secondly, it's a universal sign of respect.

- Make sure your parting handshake is particularly warm and
firm. Too firm and you're trying too hard. Too soft and
you're out of your element. Mildly firm gets you invited
back.

Interviewing is a game, and your opponent is a pro who is
far less nervous than you are. But for every Goliath there
is a David, and this just might be your slingshot day if
you keep these things in mind. If you can overcome your
nerves and take command of your exterior countenance, that
sound you hear just might be you scraping by.

Personal style is very important in a woman's life, and a huge
part of that personal style is hair. Most women love styling
their hair according to the latest trend, or some would love to
be trend starters in hair style. This is the reason why women
get freaked out when they see a couple of more strands on their
hands every time they shampoo their hair.

But the fears on hair loss is not based on nothing, in fact,
each year the number of women forced to realize that their hair
is in serious decline is getting higher and higher. To quote the
American Academy of Dermatology, hair loss is a growing problem
nowadays. Hair loss affects an estimated 30 million women in the
United States of America alone. And some forms of hair loss
occur on early stages in life. To make matters worse, the number
of young women whose hair declines are increasing in rate. And
although very young and almost unheard of by most people, a
woman as young as 15 or 16 years old has developed hair loss
problems. And although not that common, or not rare, such issues
are matters to be looked at.

In order to know why and how hair is lost, it is better to
understand first the process of hair growth. According to
experts, our hair normally grows at the rate of one to one-half
in every month, and each single hair has a growth phase of two
to six years. In that time the hair would rest from growing for
a certain amount of time and then would eventually fall of from
the scalp. The follicle from which the fallen hair had formerly
depended on would immediately start growing a new hair strand.
This long cycle continues normally till our senior years come.

However some folks are unlucky to have a genetic disposition
when it comes to hair cycles. There is a group of hormones that
are called androgens, and this hormone interferes with the
natural cycle of hair loss and production. Androgen hormones are
said to include testosterone, dihydrotestosterone and
androsteinedione. All of the mentioned hormones come in large
amounts in men's bodies, and small amounts in women's bodies.

Since female hair loss (or alopecia) is unsightly and rare, the
young women whom have experienced such problems are hard to find
cures for. There are three types of hair loss in women.

The first is Alopecia, which happens because there is a problem
with the immune system. Under such conditions, the immune
systems attack the hair follicles, and when follicles are
damaged, they let go of the hair.

The second type of hair loss is traumatic alopecia which is
caused by too violent brushing, tying or braiding of the hair.
When the electric appliances such a flat irons or hot rollers
come too close to the follicles, the follicles get damaged thus
baldness occurs.

The third is Androgenetic alopecia, where androgen hormones
cause baldness to women, as the woman's body is not familiar
with too much androgen hormones.

So, what should you look for when considering hiring a Graphic
Design Agency? The most important thing is trust. As the Client,
you are entrusting this Agency with your name or brand,
something perhaps that has taken many years to build up. Your
reputation can be ruined in days if the Agency make a mistake or
simply don't put in the time and effort required. You have to be
sure that they can deliver what they promise and fulfil your
expectations.

Some key things to look for are:

• Make sure they put you first . . . always. The Agency must
believe that YOU are their number one priority and not just a
number on their order book. They should always keep you in the
loop with regards to communication, even if they have to admit
to making a mistake and regardless of the size of the Agency,
they should also always know who you are when you call.

• They should be prepared to take the time required to gain
some knowledge of your business and requirements so that they
are more aware of the challenges you face. It's unrealistic to
expect an Agency to know everything they need to know about any
one specific business sector, but a willingness to do what is
required to find out should be clearly shown.

• They should place significant value on what you know about
your business and never dismiss or undermine the fact they you
are closer to it than they are. After all, it's YOUR business .
. . you know it better than they do.

• They should be completely transparent with their business
practices in terms of quoting and billing, and being clear what
is and is not included in any project they work on for you. Make
sure they have comprehensive Terms and Conditions of service and
that YOU are happy with them. If you have any concerns, talk to
the Agency about them and make sure you BOTH understand what is
expected.

• They should love what they do and you should be able to see
it. You should be able to see that it's not just a job to them
and that you are not just another client and they should show
you that they will go above and beyond to get things right for
you.

• They should be completely loyal to you and consistent in
their dealings with you. Telephone calls and emails should be
answered promptly and queries or complaints responded to
immediately.

• Finally and most importantly, they should leave you with the
conviction that they CAN do what they promise and that you can
trust them with your business.

If all these key points have been satisfied then you may well

There is a role that is needed within the IT Management
Structure that is missing. In my opinion, this role could save
large corporations many millions of dollars per year while
contributing greatly to the overall health of all IT
departments, and their personnel. While working on muti-month
projects that report to senior management for corporations in
many countries, I have never see anyone holding this position or
performing this role.

THE PROBLEM:

In order to explain the role and where it fits in, we have to
do a very fast review of a typical IT Management Hierarchical
Structure. Please keep in mind that your organization may have a
variation of this design and it may not reflect your structure
exactly--but I bet it's pretty close.
 


Silos: (A concept, not a role.)

This is a term I first heard used by a colleague that was COO
for a major insurance organization. Silos are usually an
agricultural term for tall cylindrical storage structures
holding stores of grain. Basically, giant vertical cylinders.
This makes them a wonderful description of how many IT
organization's various departments work. Self-contained vertical
structures. They report up - but not sideways. Communication
with the other Silos happens via an entity or role that sits
above them. This is not helpful--but it is very common.

CIO:

Non-Technical Manager. Responsible for the business management
of the entire IT Department. Probably an MBA. Sometimes they
have had some technical training. They may have started their
career as an Engineer, but that was long ago and what they once
knew is long since obsolete. How could it be otherwise?
Technology changes so rapidly that as soon as an Engineer takes
on budgetary responsibilities--they will very quickly be mostly
dependent on the technical skills of their direct reports. This
would lead to an assumption that their direct reports have
technical skills--which is usually not the case.

Vice President:

VP and Director may perform the same role depending on the size
of the organization. (In Europe, Vice President is often a title
more equivalent to the "Lead" role in the United States.) Often
there are different VP's for different areas of the IT world
such as a VP of Infrastructure or Support--or some other "silo."
It is most often a non-technical role.

Director (or other Senior Manager):

Possibly Technical--but typically not. May have once had a
departmental "silo" skill set. However, may never have been
technical at all. Still essentially managing people, projects
and possibly budgets. It should be pointed out that this
particular role has the widest range of technical to
non-technical people. Some are highly technical, but it is not
the norm.

Middle Manager:

Runs a department like the Network Team, Server Team,
Development Team, etc.. A Technical Manager--but usually only in
a specific area of expertise. Ironically, since the career path
for such a person is moving into the more senior management
roles--which are non-technical--this individual is probably
working more on gaining business oriented skills than
technological skills. You may see them, for example, running a
technical department from a technical perspective, but going to
night-school for an MBA.

Engineer:

Highly technical. Works in a department like the Network Team,
Server Team, etc.. These are the people performing the technical
tasks. There are different levels here as well and what is
commonly referred as "The Lead" is usually the last technical
word within the Silo.

So, here are my questions:

Who is there in this management structure that has the
authority to task the Technical Managers and also understands
what those Technical Managers are doing? Often, no one.

Who is looking at the big picture from a purely technological
perspective? By this I mean, who is seeing how the processes of
one Silo affect the processes of another Silo--or Silos? Often,
no one.

Here is a very simple example. If the Network Team has placed a
small server that only serves one or two applications, into a
smaller switch--who is aware of the requirements of those
applications AND the fact that such a move is taking (has taken)
place? Would the Network Team know that this small server is
running at 80% utilization and is responsible for moving
enormous amounts of data? Maybe, maybe not. What would be the
effect of such a move? It wouldn't be pretty. Who would discover
the problem? Probably a business user...ouch!

Here is where change control comes into place but it is usually
a troubled process and designed with far too many holes. Few
organizations have meetings where all Senior Managers or their
Agents really sit down and review all changes for negative
impact on their area of responsibility, and discuss the
cross-over effects of such changes--horizontally. If they did
have such a discussion would it be candid? Would they be in a
political position to say, "hey, here is a much better way for
YOUR Silo to do that work." Most commonly such an act would be
political suicide and against most corporate cultures. So, the
concern usually ends up being, "does what you are doing hurt
me?" If so, speak up. If not, keep silent.

Does anyone in your organization have the technical skills AND
authority to provide that form of technical integration?

There is a commercial in the United States where a man stands
in a room of his home in a suburban neighborhood. We see him
flicker a light switch on and off. He then asks his wife,
"Honey, what does this switch do?" She shrugs. The next view in
the commercial is of his neighbor's garage door opening and
closing--again and again--on the hood of his neighbor's car.
Literally chewing it up! Unfortunately, this analogy works very
well for large enterprise networks.

The Middle Manager is often the highest level of Manager that
understands the technology from the technical perspective (as
apposed to the business perspective), and they are themselves
working in a Silo. They are responsible for their Team, their
people and their budget. They are only one of many such Managers
reporting up to the higher levels of management that, typically,
do not really understand the technical details of the problem
and can offer little to no help.

 
Senior IT Management receives different points
of view coated in techno-speak and usually will be adverse to
challenge their subordinates on any technical details of the
problem. They can say, "not good enough; here is more budget;
here are more resources." Those things are helpful and
needed—but it is not a role of technical integration. No real
technical assistance can be offered.

 
Middle management reports to Senior Management
explaining that they are actively working the problem. Senior
Management reports to Executive Management saying that they are
on top of it and have tasked their staff with the resolution of
the problem.
 
Ok--so--whose hands are on the wheel?

Who is there in this chain of command that is capable of
receiving input from the various Technical (Silo) Middle
Managers--that has the technical skills to fully understand the
details as well as the authority and mandate to task all IT
departments? No one.

Is there anyone that understands, in a technical way, the
actions and issues being worked by the Middle Managers in their
individual silos? Yes, but minimally.

Is there anyone that can see where the issues overlap? This is
the key--so I will repeat it. Is there anyone that can see where
the issues overlap--technically? No.

The role of Chief Technology Officer or Chief Scientist is the
closest, but they tend to be far removed from the day to day
deploying and troubleshooting life of IT departments. They may
be planning the overall path that the corporation will take with
regards to IT, but they are usually in the dark with regards to
the reality of daily IT work.

So, who is in authority to task Middle Managers from any IT
department (Silo) to provide tests, logs, diagrams, or to
perform specific actions--who is actually in a position to see
ALL Silos and understand the technical aspects of ALL Silos? No
one. That is the problem. That is the missing link.

THE SOLUTION:

Imagine that within Executive Management there was another
role. Let's call it the Vice President of Technology
Coordination, or some other such thing. This individual is
highly skilled technically, in all areas of enterprise
information technology. They are also an experienced people and
project manager. They are NOT a Business Manager and do not have
budgetary responsibilities. Their job is to sit at the side of
the CIO and provide that top level TECHNICAL MANAGEMENT that is
not currently in place. Such an individual would maintain the
20,000 foot view technically--but be able to drill down with any
Middle Manager, (or direct that drilling), and get into the
details technically as well.

There are not many individuals that can fill this role--but
they exist. Seek them out. If you find someone with these
skills--create that position and invite them to fill it.

Since you are the "for sale by owner" seller, you will often
receive phone calls from potential buyers with inquiries about
the home for sale. When you Get a call from a potential buyer
who has seen the house within the past few days and wants to
learn more about the house, you know you are on the right track.
More often than not, they will want to see the house one more
time before they make their final choice. There are still many
things you must accomplish in order to acquire a written sales
contract.

You can begin with inviting the potential buyer for a second
look at your home as soon as possible. You must be sure that the
house looks flawless and ready for the buyer even though they
may have already seen it. This is crucial because this visit may
determine whether the buyer will decide to make an offer towards
your home or take his business down the street to another
seller.

Be aware of how crucial it is to greet the potential buyer with
hospitality and offer them some food and beverages. They must
feel very much at home in whatever house they choose to
purchase. Give them the opportunity to review each room of the
house again. You definitely should not crowd them or hang over
their shoulder. It's your duty to make them feel as though they
will soon be owners of this house. If they still have interest
in your house they will continue asking questions after looking
at it. In most cases, if they don't ask questions, they are not
going to buy the house. Answer each one of their questions
honestly. Let this be your opportunity to set the mood for the
negotiations that will occur shortly. Be sure to stay calm and
friendly at all times.

If you are fortunate, the buyer will make it clear that they
are interested in the house and are more than willing to move on
to the next step. Don't be surprised if this happens. In fact,
be prepared for it. It is of the utmost importance that the
buyer puts his offer in writing. Another way of going about this
would be to make arrangements for a contract attorney to
negotiate the contract. If you take this route, the attorney
will provide you with the appropriate contract forms. Don't
forget to give one of these contract forms to the buyer. If you
get the impression that the buyer is only interested in talking
about the sale, try to stay on the same page as them. You must
try to stay calm and collected throughout any discussion about
the purchase of the house. Remember, you won't be obligated to
anything you talk about until it is in writing.

Your best bet is to avoid negotiating price verbally. More
often than not, a buyer will want your bottom dollar price. If
they try to negotiate verbally you can always say that before
you can think about negotiating price, you must have the offer
in writing with documents proving they can qualify for the loan.

Don't forget to stay calm and friendly throughout the
negotiation. Even if the buyer makes negative remarks about the
price of your home, it's in your best interest not to take them
personally. The majority of the time, a "for sale by owner" deal
will benefit both parties involved. Because of this, you must
not let negotiations get overly heated or personal.

If you are able to become successful without starting out
by selecting your market, then it is almost pure luck that
you didn't fall flat on your face. That is really how
important it is to make this your absolute first step in
creating your info product.

Equally important is the idea of selecting the "right"
market. Ordinarily, I am of the opinion that there is no
"right" way or "wrong" way, only "different" ways. The same
is true with opinions. Well, with selecting a market, there
actually is a right market and a wrong market. Select a
wrong market, and you're actually worse off that if you
would have created an info product without first locating a
market. The right market is one that has buyers, and lots
of them!

The market you select to create your info product for must
be hungry for information AND they must be willing to pay
almost any price to get that information. By definition, a
"market" is a group of people who come together for a
common purpose. People by nature tend to belong to groups
as they feel most comfortable associating with like minded
people.

In order to achieve success with an info product online,
you'll need to find the right group of like-minded people
for your info product. In other words, those people who
are buyers (not window shoppers) of information on a given
topic. Then, and only then, can you create a product
tailored to their specific needs. This will assure you of
having people lining up to buy the information that you
provide to them.

Marketers, especially Internet marketers trying to sell you
products, talk about "hot" markets. Jimmy D. Brown calls it
"burning needs" (a mis-quote, I'm sure). Whatever you want
to name it, it makes sense to target products and markets
that have a heavy demand and lots of buyers. But that's not
all, is it?

Keep an eye out for the other side of the marketing
equation - the supply side. Wading into a highly
competitive marketplace is risky if you're starting your
first business.

Find a market which still has room for more competition
(the demand/supply ratio is high) and where the market is
large enough to be profitable (targeting Ugandan farmers
isn't exactly a killer idea- targeting African farmers is
a better idea scale-wise, but then you run into purchasing
power.)

In other words, pick a market where:

- The buyers are willing AND able
- The suppliers are not too great in number (internet
marketing is inherently a tough niche to enter precisely
because every one tries to sell marketing products)
- The market is big enough to make a profit and expand in
the future.

The same concept applies whether you are creating an info
product from scratch or using other people's products to
create your own - you must still do your research before
creating the product.

One option in creating an info product is to pay someone to
create a product for you. There are tons of websites out
there where you can easily find someone to do this. For
many, having their name on a best seller is simply not as
important as having a buck in their wallet. They're
willing to forgo the name recognition and often, they do
so for what seems like very little money.

These writers are known as "freelancer" or "ghost writers".
Remember, though, that even if you end up hiring someone
to create your product for you, you will still have to do
the initial research to come up with the idea for your
product. Only then can you hire someone to create it.

At many of the sites available online to find a
ghostwriter, all you do is register as a member (usually
for free) and you are allowed to post your project for
freelance creators to see. The secret here is to make
your product sound like it will be the next New York Times
best seller. You want to stimulate interest among the
freelancers so that they will bid against each other
causing your cost to decrease. Again, you will want to be
creative here.

Are there other ways that you can compensate a ghost writer
other than by an up front fee? Perhaps a flat percentage
of each copy sold? It would be unlikely that you would
find someone who would do the work without any money paid
up front, but you might be able to get the cost reduced if
you can offer something on the back end as a result of
sales.

When working with any of the freelance sites, make sure
that you clearly define the terms of your contract in your
offer. For example, don't forget to discuss the
intellectual property rights to your product. You want to
make sure that you are the owner of these rights. If you
are not careful here, you could find your ghost writer
trying to get a copyright on your product!

You want to make sure that you check references of those
who bid on your project, though. Ask to see samples of
their prior work. Of course, they usually can't tell you
what products they have "ghostwritten" as this would
violate their prior business arrangements.(Think about it,
do you want them blabbing that they were the "brains"
behind your product?)

So, respect them if they can't tell you. Simply ask them
to see SOMETHING that they have done in the past and make
sure that their work is up to your standard.

To get an idea of how to work with a ghost writer, go to
any of the freelance sites and scroll through the projects
that are already posted by category. This will also let
you see approximately how much you should expect to spend
for your project as well.

One other note about working with a ghostwriter. Make sure
that you have a "Work For Hire" contract in writing. Either
electronically or in hard copy. This is important so that
you can prove that you own the copyright if this should
ever become an issue. You can certainly find sample
agreements in Google that you can use.

The Bichon Frise may be small in size, but he is sturdy and
also white in color (in most cases) and it is a powder puff of a
dog. Its merry temperament is easy to see when you look into its
inquisitive eyes and also observe the jaunty manner with which
he carries his plumed tail. What's more, the Bichon Frise
standard does not reveal any great exaggerations or faults in
the breed and thus you will normally find the Bichon Frise to be

well as muzzle, stop, nose and bite. Also, there are certain
desirable qualities that are set out by the Bichon Frise
standard with regard to the neck and top line as well as the
body. In addition, the forequarters as well as hindquarters must
adhere to the standard and the Bichon Frise should also have the
proper coat texture and color, the gait must also be free, and
his temperament should be gentle, confident and also
affectionate.

The Bichon Frise standard requires that the Bichon Frise must
have shoulder blades and upper arms as well as forearms of equal
length, and the bones in its legs must be straight while

Bon Jovi have been on the go as a rock band for 24 years, and
at the top of their game for just as long. Formed in 1983 by
lead singer Jon Bon Jovi, guitarist Richie Sambora, keyboardist
David Bryan, bassist Alec John Such, and drummer Tico Torres,
Bon Jovi have amassed record sales and adulation the world over,
and have been reponsible for some of the most memorable rock
tracks produced throughout the 1980's and 1990's.

Their first two albums released in their first two years sold
at mediocre levels; Bon Jovi only reaching number 71 in the UK -
although 7800° Fahrenheit faired sightly better at number 28.
But it wasn't until the release of Slippery When Wet in 1986,
and New Jersey two years later, that they really hit the big
time. These albums sold 19 million copies and earned them eight
top ten single hits; to put it another way, they launched the
band into stratospheric stardom.

With the success of these albums also came a heavy touring
schedule, which saw them travel the world almost constantly over
the next two years. They eventually took a break in 1990, during
which time Jon Bon Jovi and Richie Sambora both released
successful solo albums.

In 1992 the band returned to the music scene as though they had
never left, with the hugely successful Keep the Faith album, and
have since gone on to regularly and consistently release further
albums, all them going platinum.

In 2006 they won their first Grammy with Who Says You Can't Go
Home, for Best Country Collaboration with Jennifer Nettles from
Sugarland. They also became the first rock band to reach number
1 in the Hot Country Songs chart with the same song.

Throughout their career, the band released ten studio albums,
and in addition charted 19 singles that made it into the Top 40,
four of which landed at number 1: You Give Love a Bad Name,
Livin' On A Prayer, Bad Medicine and I'll Be There for You.

Bon Jovi also hold the record for the most weeks spent at
number 1 for a hard rock album with Slippery When Wet, as well
as the most Top 10 singles from a hard rock album with New
Jersey, which charted five singles.

Over the past 24 years, Bon Jovi has sold over 120 million
albums worldwide, 34 million of those in the United States
alone, making them undisputably the kings of modern day rock and

I turn down a lot of potential business week after week. I get
a lot of individuals who believe that that web is an unlimited
source of outrageous income and that you don't have to do much
to get it. I get a lot of fanatical people with off the wall
ideas. I get offers to do splits and joint ventures with a lot
of half baked conceptual ideas. These people all fall into one
unique category.

Every single one of them believes with all their heart that you
can attain this type of wealth with five pages or less. We are
talking serious numbers here too folks, ($20,000 a week +) with
absolutely no effort on their part and zero marketing strategy.

Not only do I turn them down I take them off of my list. I am a
bit surprised at the amount of investment they believe that is
needed to plunk down twenty grand a week. I am going to list the
common traits that all of these individuals have.

1. Web page is five pages or less
2. Web pages are not optimized for search engines
3. Business owner will not submit any audio or video,
("Absolutely no podcasting!")
4. Investment is usually $2,500 or less!
5. Business owner will not link to anything on the web,
(defeats the whole purpose)

This is the best part. Everyone that falls in the $2,500
investment category has threatened to sue or take me to court if
they don't get these outstanding results, ($20 grand or more a
week). They all come with a bully attitude and are beyond lazy.

My advice to them is to play the lotto.

THE SEVEN FAMILIES OF SEARCH ENGINES

Ten years ago search engine technology was not where it is
today. We only had a few search engines to play with and most of
them weren't very reliable. In 1997 we did the best we could.
Often times we had to rent outdoor advertising such as buses,
subways, and billboards to promote our web sites to the public.

Today the scene is very different. Google, MSN, Yahoo only is
responsible for 10% of all web site traffic. The rest of this
comes from other sources. When you consider how much money is
dumped into pay per click campaigns this becomes problematic.
It's very expensive and the return to do a typical PPC campaign
is not worth it in some markets. The way to get around all of
this is to do something with the other search engines.

Podcast Search Engines – Online audio commercials are featured
on these and they include http://Podnova.com ,
http://Meefeedia.com, and Podcast Pickle.

Standard Search Engines – MSN, Google, Yahoo.

Video Search Engines – Web 2.0 search engines including
http://YouTube.com, Google Video, and at least 700+ others
around the world.

Social Directories – Delicious, Digg, Redit, and many more
support reader voted content. This allows people to give the
thumbs up on what they like on the web.

Niche Directories – There are many private niche directories on
the web to find things you are interested in.

Article Sites – Article Submitter, http://Isnare.com and sites
like this allow you to submit articles that get distributed
throughout the Internet. This tips the PR model upside down and
also gives you more recognition for the things you do or sell.

Industry Directories – Or Industry Portals. Every type of
industry has a search engine type of environment where searches
can be made connecting companies to goods and services.

IT'S CALLED WEB MARKETING FOR A REASON

This is where so many online marketers hit a flat tire. They
don't market. They don't even go online to check on the status
of their sites or how they are ranked. They dump the money into
a "cash vehicle" and then harass the professional who
established their site in the first place.

Yes, it is a vicious world but nothing comes for free dear boy.
There is a price and it is called Web Marketing for a reason.
You need to show up where you are supposed to. You also need to
show up in front of the right market.

These people I mentioned in the earlier classification also
suffer from another delusion – they are seem to suffer from
technophobia. These individuals can barely turn on their
computers let alone attract a customer on the Internet. I see a
lot of mistakes being made in their offline efforts too. All too
often it is one in the same.

You see, the coupons and the direct mail pieces are often
identical. Usually the web site, business card and flyer are all
the same marketing effort. It is one of the worst sins you can
commit in marketing because they dare to be boring. A brochure
web site is nothing more than a glorified business card and
there is really nothing too special about it.

My advice to anyone who feels compelled to market this way is
for them to save their money. Put it into something else that
will yield them some type of return.

What should a good offer look like? I'll give you one of my top
favorite ways to attract a customer online and offline. These
usually get the message across and will get some type of
response.

Speed – Your offer should have a time limit on it. Limited
offer, limited supply, act quickly by March 10th to get the
special introductory price.

DO I REALLY NEED MORE THAN FIVE PAGES?

The phone company and telecom groups did a great number on the
public a few years back and continue to do so. There is this
belief about keeping up with the Joneses. Many web site packages
are sold through telecommunications groups as part of their
"business package". The business owner is told how to do basic
things with it like make changes to their pages and so on. The
problem is that the business owner will continue to make changes
to the same five pages over and over again. They will never be
able to get high up on the search engines because they change
the content over and over again, (most times it was never
formatted properly to begin with – think Meta Data).

You can forget about getting any type of real marketing
penetration with this type of thinking. The other negative is
that these pages never progress outside the initial five pages.
Working with your site takes a great bit of effort and
diligence.

Case Study 1: JVC

Companies like JVC do not mess around. They know that when they
get a page up and indexed on Yahoo and Google it is better to
leave it there and build around it. When I was looking for a
particular camera model I was surprised to see it was no longer
being made. Instead of taking that page down they took the
content out and put a link in that said, "We no longer carry
this model but for something similar click here…."

They knew how to keep the customer inside the site and gave him
plenty more options. This is a very powerful strategy. Think
infrastructure.

Case Study 2: SONY

Sony is another company that believes in heavy infrastructure.
There are thousands of web pages that are out there that lead to
a product or service. They don't take anything down but continue
to add to it. This is the norm for a lot of the great companies
of the world. They don't nitpick and fuss and rewrite over
content or the same pages to get their point across.

Online real estate is a big deal. You want to hold as many
spots as possible on the web. Even if you change a product or
service it would be wise to leave the pages up and have
re-direct links to other pages that sell something similar. This
is something that cannot be overlooked.

Do you really want to start fresh from scratch week after week?
Or would you rather build an infrastructure and have consumer
penetration? This is the cheapest way to build up a brand. With
web site hosting being as low as $10 bucks a month it would be
wise to build multiple sites.

An example of these would include:

1. Video testimonial sites, (let others do the selling for you)

2. Article information sites
3. Lead generation sites, (lead capture sites)
4. Ebook giveaway site
5. Members only site
6. Audio testimonial site
7. Dot Info, (.info) sites, (they get indexed quicker than dot
coms)
